Job summary

Wan Bridge Group in Texas is seeking a Service Technician II to perform maintenance and repairs on TBD properties, ensuring high-quality conditions and resident satisfaction.

You will handle preventative maintenance, HVAC checks, electrical and plumbing tasks, respond to service requests, and coordinate with service coordinators. This role requires a valid driver’s license, EPA certification, and experience in residential trades; strong attention to safety and quality is essential.

Qualifications

• High School Diploma or equivalent.
• 2 years of experience in residential construction and remodeling in multiple trades.
• Must have a valid driver's license, valid insurance, and reliable work transportation.
• Experience with HVAC, maintenance level electrical, basic plumbing, and other general maintenance.
• Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning.
• Working knowledge of Microsoft Office and high level of proficiency with handheld smart device (iPad, etc.).
• Type II or III Universal EPA certification required.
• Experience working with Lennox HVAC Systems.
• MPO Certification preferred but not necessary.

Responsibilities

• Perform preventative maintenance including scheduled quarterly and seasonal tasks.
• HVAC system checks and filter replacements; smoke detector batteries replaced quarterly.
• Respond to service requests and diagnose repairs; communicate needs to Service Coordinators.
• Complete pre-move out and move in inspections; ensure homes meet quality and budget timelines.
• Direct contact with trade/vendors to assign turn work orders and manage inventory.
• Maintain accurate records of maintenance activities, materials used, and hours worked.
• Provide professional, courteous resident communication and high level of customer service.
• Monitor and request necessary supplies, tools, and equipment; keep inventory organized.

Job Summary:

The Service Technician II is responsible for performing maintenance and repair tasks on TBD properties, ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests, troubleshoot issues, and perform necessary repairs to maintain resident satisfaction and uphold the company's reputation for excellent service.

Duties – Responsibilities

• Preventative Maintenance:
• Conduct scheduled quarterly and seasonal preventative maintenance.

• HVAC system check and filter replacement - Quarterly.
• Change out smoke detector batteries – Quarterly.
• Irrigation settings – Seasonal
• Repairs and Troubleshooting:
• Respond promptly and per work order turn requirements to service requests from residents and address reported issues efficiently,
• Diagnose and repair minor and major maintenance issues.
• The technician will notify the Service Coordinators immediately if they cannot make the repair or need material to do so.

• Make Readies:
• Complete necessary scheduled Pre-move out inspection & move out inspections.
• Complete necessary scheduled move in orientations.
• Ensure homes are ready for the market by meeting TBD quality expectations, within the budget and allowed time.
• Direct contact with trade/vendor to assign turn work orders.

• Documentation and Reporting:
• Maintain accurate records of all the maintenance and repair activities, including work orders, materials used, and hours worked.
• Provide detailed reporting to the Service Coordinators on completed tasks and outstanding issues.

• Resident Communication:
• Interact with residents in a professional and courteous manner, addressing their concerns and ensuring their satisfaction with the service provided.
• Providing a high level of customer service, seeking proactive ways to support our residents and onsite team members.

• Inventory management:
• Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks.
• Ensure that the inventory is well maintained and organized.
