Job summary

Capital Square Living is seeking a Service Manager to oversee and perform technical and mechanical work that keeps our community’s buildings, grounds, amenities, and common areas clean, safe, and fully functional.

You will manage work orders, coordinate make-ready inspections for vacant units, supervise contractors, maintain inventory, and perform monthly preventive maintenance while delivering excellent customer service to residents.

Qualifications

• High school diploma, GED, or related experience and/or training
• Own hand tools and safe use/maintenance of hand tools, power tools, and measuring devices
• Demonstrated ability to apply principles of logical thinking to define and correct problems
• Proficiency in customer service and interpersonal communication
• Ability to read, write, and communicate effectively

Responsibilities

• Assists and completes work orders from resident requests; diagnose and repair defects
• Oversees and completes the make-ready process for vacant units; schedule vendors and inspect work
• Develops standards for cleanliness and appearance of grounds, buildings, and common areas
• Inspects work by team members and contractors to ensure quality
• Maintains inventory and orders supplies within budget
• Performs monthly preventive maintenance per policy
• Supports cost-cutting by fixing rather than replacing parts
• Demonstrates customer service by addressing questions and complaints efficiently
