Job summary

S.L. Nusbaum Realty Co. in Suffolk, VA is seeking a Maintenance Manager to lead day-to-day maintenance operations for a multifamily community.

You will organize preventive maintenance, oversee on-site staff, coordinate with contractors, and ensure safety and quality standards. The role emphasizes hands-on supervision, scheduling, budgeting, and adherence to Fair Housing laws. You will report to the Community Manager and support the team in delivering a clean, safe, and attractive living

Qualifications

• Ability to read and write English.
• General mechanical aptitude and ability.
• Valid Driver’s License (if operating a vehicle).
• EPA Freon Recovery and HVAC certificates are required.

Responsibilities

• Oversee on-site maintenance and repairs of the properties, including HVAC, plumbing, electrical, and general repairs.
• Organize turnover activities and preventive maintenance; prioritize work orders.
• Order supplies and manage inventory of maintenance items.
• Inspect work by outside contractors and take corrective actions when needed.
• Train subordinate staff and participate in contractor selection and scheduling.
• Issue purchase orders and process invoices.
