Job summary

Allied Orion Group in Houston seeks an experienced Service Manager to oversee property maintenance, make-ready, preventative upkeep and rehab projects for a multi-family community.

The role supervises maintenance staff, coordinates work orders, and ensures safety standards while handling groundskeeping and pool duties as needed. A strong background in HVAC, plumbing, electrical and carpentry is essential.

Qualifications

• High school diploma or equivalent is required.
• Minimum 5 years of multi‑family experience.
• EPA Section 608 HVAC certification required; boiler/plumbing skills preferred.
• Experience with mold detection/resolution and boiler repair is desirable.
• CAMT is preferred and CPO certification is required for the role.

Responsibilities

• Supervise, train and schedule maintenance activities for the apartment community and staff.
• Coordinate, schedule and respond to resident/management requests and work orders.
• Prepare vacant units for move-in and ensure timely make-ready.
• Arrange safety and skills training for maintenance personnel.
• Identify hazardous conditions and manage maintenance budgets and supplies.
• Oversee preventative maintenance and essential repairs across equipment.
• Interact with residents, vendors, contractors and clients with professional communication.

Five years of multi-family experience or equivalent combination of education, training and experience that demonstrates the ability to perform the duties of this position.TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS EPA Section 608 (HVAC/Freon Recovery certification) required. Certifications/Permits required City or State to perform job responsibilities required. Training in boiler repair, plumbing and mold detection/resolution required. Certified Apartment Maintenance Technician (CAMT) preferred. Certified Pool Operator (CPO) required.KNOWLEDGE, SKILLS AND ABILITIES Must be able to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair and all facets of apartment make-ready. Must be able to operate common maintenance related tools including but not limited to: key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam clean/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, various screwdrivers, nut drivers set, pliers, various wrenches, wire crimping/stripping tool, diagonal cutter, drill bits, hammers, tape (ruler), tube cutter (copper), soldering torch and ladders. Must be able to apply common sense and understanding to carry out instructions and plans. Will interact regularly with residents, vendors, contractors, all levels of employees, and Clients and, therefore, must possess excellent interpersonal skills. Must be able to read and write in English in order to read diagrams, meters, instructions, write report, etc. Proficiency in using property management software(s) and Microsoft Office. Experience in compressor diagnosis, fire sprinklers and irrigation systems preferred. Must have basic knowledge of OSHA Requirements and Local, City and State Ordinances. Must supply own hand tools.
