Job summary

AOG Living in Keller, TX is seeking a reliable maintenance technician to manage property upkeep, make-ready of apartment homes, and preventative maintenance across the community. You will handle plumbing, HVAC, electrical repairs, and appliance replacements, while coordinating with the Community Manager and Lead Technician to prioritize work orders.

Daily tasks include inspecting the property, performing safety checks, and ensuring grounds and pool areas meet standards.

Qualifications

  • High school diploma or equivalent.
  • HVAC/Freon Recovery certification or ability to become certified within 6 months.
  • Training in household repairs, plumbing and mold detection/resolution preferred.
  • CAMT certification preferred; city/state permits for pool operations may apply.

Job description

This position, along with the Service Manager, is responsible for overseeing the physical property, general maintenance repairs, and apartment make‑ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Must be able to handle grounds keeping and pool duties as needed.

Essential Functions

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • Respond to resident/management requests and work orders.
  • Use work orders and schedules to establish priorities; determine with the Lead Maintenance Technician requests or emergencies that should be top priority.
  • Repair/replace appliances (e.g., garbage disposal, refrigerators, stoves, dishwashers).
  • Repair/replace plumbing (e.g., water lines, water pressure, water fixtures, faucets, drain lines, boiler temperatures, water closets).
  • Repair/replace air conditioning/heating/electrical (fans, thermostats, condensers, fuses, capillary, evaporator coils, Freon pressures and leaks, plugs/outlets).
  • Repair/replace any apartment material/maintenance requests within scope of management responsibility (carpet repairs, window treatment, paint, touch-ups, replace missing tiles, adjust cabinet doors/drawers, replace hardware, replace light bulb/fixtures, vent fans, re‑key locks).
  • Identify and correct hazardous property conditions that could place the property in a liable position.
  • Follow mold policy/procedures as set forth by the company.
  • Tour property daily to look for any deficiency (roofing, transformers, guardrails/fences, gutters, windows, fixtures, mechanical gates, cracked sidewalks, foundation, leaks, landscaping hazards, broken glass, lights, etc.) and report to Lead Maintenance Technician, Community Manager and/or Regional Supervisor; secure storage/pool areas, check timers and electrical shorts/motors.
  • Periodically complete written property safety audits.
  • Perform preventative maintenance on equipment and units (replace air filters, clean and lubricate machinery/equipment).
  • Complete interior preventative maintenance checklist for all apartments as directed by the Lead Maintenance Technician or Community Manager.
  • Prepare vacant apartment units for move‑in.
  • Review the make‑ready board and take direction from Community Manager and/or Lead Maintenance Technician to determine action to be taken on apartment homes.
  • Make all repairs/replacements necessary for apartment homes to be occupied as outlined on the make‑ready checklist.
  • Apply touch‑up and full‑paint as needed to interior and exterior of apartment homes.
  • Clean out all trash from apartment homes before, during and after make‑ready activity.
  • Assist in daily preparation of show units and model apartments to ensure positive presentation.
Other Aspects Of Job
  • Check gates to pool area for property operation and ensure the gates are always locked.
  • Responsible for overall organization and cleanliness of work areas and maintenance shops.
  • Must have flexibility to work at other properties, as required by management team.
  • Function as a member of the Property Emergency Team to assist with hazardous weather problems, fires, floods, freezes, etc.
  • Follow the Company’s confidentiality policy and ensure that the operations, activities and business affairs of the Company and clients are kept confidential. Respect and maintain the confidentiality of medical information of other employees.
  • Adhere to the highest legal and ethical standards/practices.
  • Practice proper safety techniques in accordance with the Company and Community procedures, and immediately report any mechanical or electrical equipment malfunctions, employee or resident injuries or accidents or other safety issues to appropriate individuals. Always follow 'safety first' and will not perform duties or walk into apartment homes unless wearing appropriate safety equipment.
  • Ensure accuracy of timeclock punches and approve timecard at the end of each pay period.
  • May be required to assist in special projects or activities designated by company, including due diligence, property acquisition/disposition and serving on or participating in company‑sponsored or sanctioned committees or organizations.
Qualifications
Degrees and Diplomas

High school diploma or equivalent.

Training / Certificates / Association Memberships
  • HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment.
  • Training in household repairs, plumbing and mold detection/resolution preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Must have certifications/permits required by city or state to perform job responsibilities (e.g., pool operations).
Knowledge, Skills and Abilities

Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair and all facets of apartment make‑ready. Ability to operate most common maintenance related tools including key machine, augers, lead detector, ampere meter, volt meter, recovery machine, manifold gauges, charging cylinders, steam clean/shampoo machine, spray paint rig, electric saws, cordless screwdriver, drill, air conditioners, boiler, water heaters, chlorine test kit, screwdrivers, nut drivers, pliers, wrenches, wire crimping strips, diagonal cutter, drill bits, hammers, tape (ruler), tube cutter (copper), soldering torch and ladders. Must be able to apply common sense and understanding to carry out instructions and plans. Regular interaction with residents, vendors, contractors, employees and clients, requiring excellent interpersonal skills. Must read and write in English to read diagrams, meters, instructions and write reports. Basic knowledge in compressor diagnosis, appliance repair, fire sprinklers and irrigation systems. Basic knowledge of OSHA requirements and local, city and state ordinances. Must supply own hand tools.

Required
  • Walk, sit; use hands and talk and hear.
  • Occasionally reach with hands and arms and stoop, kneel, crouch or crawl.
  • Specific vision abilities: close vision, distance vision, peripheral vision, depth perception and ability to adjust focus and view computer screens, mobile devices and other electronic equipment for extended periods where visual strain may result.
  • Push, pull, lift, carry or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.
  • Physically access all exterior and interior parts of the property, including common areas and amenities.
  • Bend, stoop, climb, reach, carry objects and crawl in confined areas.
  • Deal with moderate to high levels of stress due to meeting deadlines.
  • Periodic travel within and outside of assigned geographical area will be required to conduct and attend training programs, assist at other properties, business meetings, property takeovers or other necessary situations. Reliable transportation is required; may require airline travel, out‑of‑town and/or overnight trips.
  • Work overtime as required.
  • Scheduled for on‑call emergencies; must respond to calls within fifteen minutes and be on premises within thirty minutes to address resident, management or emergency situations.
