The Donaldson Group is seeking a hands-on Service Manager to oversee maintenance operations at Parke Crescent, a 84-unit apartment community in Greenbelt, MD. You will lead a team of service technicians, schedule work orders, manage vendors, and ensure on-time turnover with quality workmanship.

The ideal candidate will have HVAC certification and 3+ years of residential maintenance experience, strong leadership and communication skills, and the ability to work with property management systems

Qualifications

• 3+ years of apartment maintenance experience, with supervisory or lead tech experience.
• Expertise in HVAC, plumbing, electrical, appliance repair, and carpentry.
• HVAC certification.
• Strong leadership, scheduling, and organizational abilities.

Responsibilities

• Supervise, train, and lead a team of service technicians.
• Schedule and manage maintenance operations, including service requests, work orders, and preventive maintenance.
• Oversee contractors and vendors; manage inventory and supply ordering.
• Ensure high-quality apartment turnovers and unit readiness.
• Perform and oversee repairs in HVAC, plumbing, electrical, appliances, carpentry, and general maintenance.
• Conduct routine inspections of apartments, buildings, and systems.
• Maintain accurate maintenance logs and documentation using property management systems (Yardi preferred).
• Participate in on-call emergency rotation as needed.

Donaldson, a trusted name in multifamily property management, is looking for an experienced Service Manager to oversee the maintenance operations at (Parke Crescent), a 84-unit apartment community in (Greenbelt, MD). The ideal candidate will be HVAC certified and have 3+ years of experience in residential apartment maintenance.

Requirements:

• Supervise, train, and lead a team of service technicians
• Schedule and manage all maintenance operations, including service requests, work orders, and preventive maintenance
• Oversee contractors and vendors; manage inventory and supply ordering
• Ensure high-quality apartment turnovers and unit readiness
• Perform and oversee repairs in HVAC, plumbing, electrical, appliances, carpentry, and general maintenance

• Ensure compliance with safety standards, OSHA regulations, and building codes

• Expertise in HVAC, plumbing, electrical, appliance repair, and carpentry
• HVAC Certified
• Strong leadership, scheduling, and organizational abilities
• Excellent communication and problem-solving skills
• Computer proficiency; Yardi experience is a plus
• Must have basic tools and reliable transportation
• Ability to lift/move up to 50 lbs
• Bilingual (English/Spanish) preferred
