Job summary

Weidner Apartment Homes is seeking a Service Manager to lead the maintenance and housekeeping teams across our community. You will oversee payroll, schedules, and turnover while ensuring high quality service to residents and vendors.

You will collaborate with the Community Director to meet financial goals and asset value targets. The role requires strong maintenance knowledge, leadership ability, and a commitment to safety and customer service.

Qualifications

  • 2+ years of maintenance experience required.
  • Prior management experience desired.
  • Advanced mechanical aptitude required.
  • Knowledge across electrical, plumbing, carpentry, HVAC, and pool maintenance.
  • Able to lift up to 80 pounds and work outdoors in all weather.
  • Experience with Yardi and Paycom preferred; willing to learn new software.

Responsibilities

  • Mentor and train maintenance and housekeeping staff; oversee payroll accuracy.
  • Address staff issues and conduct performance evaluations.
  • Assist with interviewing and recruiting staff; develop maintenance team.
  • Prepare and supervise unit turnover including painting, drywall and repairs.
  • Schedule and complete service requests; oversee system repairs (electrical, plumbing, boilers, HVAC, appliances).
  • Perform carpentry, drywall, painting; manage pool maintenance and chemical logs.
  • Oversee grounds maintenance and vendor relationships; manage inventory and purchases.
  • Participate in on-call rotations and respond to service requests with personal vehicle.

WindtreePosition Summary:As a Service Manager, you will mentor, train, and work with the service team members to oversee all maintenance aspects for your community. This associate must exhibit a high level of maintenance knowledge with the skill sets required to lead a service team. This role will work alongside the Community Director to ensure achievement of financial performance and increase asset value. A successful Service Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary Responsibilities:Ensure maintenance and housekeeping associates produce accurate and timely payroll records; manage overtime except for an emergencyManage any staff issues promptly; communicate performance evaluations of site staff to Area Director and/or Regional DirectorAssist with interviewing and recruiting associates; mentor and develop all maintenance and housekeeping associatesPrepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairsPerform and assign service requests for residents daily and timelyPerform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etcPerform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etcClean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicablePerform pre-move out inspections with Community Director, timelySchedule timely completion of make-readies and service requests with maintenance staff and vendorsEnsure daily grounds maintenance of the property is addressed including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkwaysManage and complete property improvements and preventive maintenance scheduled tasks, promptlyMaintain accurate documentation of all replacements and on-site purchases, including product warranty informationPrioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as neededManage vendor relationships for best pricing, quality and serviceReorder inventory supplies as necessary within the property’s budget parametersMust take part in the on-call rotation, as scheduled/neededMust use personal vehicle to respond to service requests and pick up supplies as neededBenefits & PerksAt Weidner Apartment Homes, we value our team members and offer a comprehensive benefits package designed to support your health, financial well-being, and career growth.
