Job summary

Weidner Apartment Homes is seeking an experienced Service Manager in Sun Prairie, WI to mentor the maintenance team and oversee all maintenance for the community. You will partner with the Community Director to improve financial performance and asset value while delivering excellent resident service.

The role requires 3+ years of maintenance experience, strong mechanical aptitude, and the ability to manage multiple trades and vendors in a fast-paced environment.

Qualifications

Responsibilities

  • Prepare and supervise apartments for occupancy, including painting, drywall repair, and repairs.
  • Assign and manage service requests daily for residents.
  • Oversee repairs on electrical, plumbing, boilers, hot water heaters, HVAC, and appliances.
  • Lead carpentry, drywall, and interior/exterior painting tasks.
  • Conduct pre-move out inspections with the Community Director.
  • Schedule make-readies and service requests with staff and vendors.
  • Manage property improvements and preventive maintenance tasks.
  • Lead property inspections and drive timely resolutions to maintain quality.
  • Foster accountability, teamwork, and service excellence.
  • Assist with interviewing and developing maintenance staff; address performance concerns.
  • Ensure payroll records accuracy and manage overtime appropriately.
  • Oversee daily grounds maintenance and pool care where applicable.
  • Maintain documentation of replacements and on-site purchases.
  • Manage vendor relationships for pricing, quality, and service.
  • Reorder inventory within budget; use company devices and on-call rotation.

As a Service Manager, you will mentor, train, and work with the service team members to oversee all maintenance aspects for your community. This associate must exhibit a high level of maintenance knowledge with the skill sets required to lead a service team, The Service Manager will work alongside the Community Director to ensure achievement of financial performance and increase asset value. A successful Service Manager is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Primary Responsibilities:
  • Prepare and supervise apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs
  • Perform and assign service requests for residents daily and timely
  • Perform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc
  • Perform and oversee detailed work with carpentry, drywall repairs and interior/exterior painting, etc
  • Perform pre-move out inspections with Community Director, timely
  • Schedule timely completion of make-readies and service requests with maintenance staff and vendors
  • Manage and complete property improvements and preventive maintenance scheduled tasks, promptly
  • Conduct and lead regular and thorough property inspections, promptly identifying deficiencies and driving timely resolution to maintain Weidner quality standards
  • Foster a culture of accountability, teamwork, and service excellence
  • Assist with interviewing and recruiting associates, mentor and develop all maintenance and housekeeping associates Address staff performance concerns promptly, including documentation and evaluations. and communicate updates to the Community Director and Area Director
  • Ensure maintenance and housekeeping associates produce accurate and timely payroll records; manage overtime except for an emergency
  • Ensure and perform daily grounds maintenance, including trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal, where applicable
  • Clean and supervise pools as needed, monitor chemical balance, maintain logs as required by city ordinances, when applicable
  • Maintain accurate documentation of all replacements and on-site purchases, including product warranty information
  • Prioritize service responsibility for all maintenance and housekeeping associates daily and complete duties as needed
  • Manage vendor relationships for best pricing, quality and service
  • Reorder inventory supplies as necessary within the property’s budget parameters
  • Must utilize Weidner issued cell phone and specified apps as part of your daily role
  • Must take part in the on-call rotation, as scheduled/needed
  • Must use personal vehicle to respond to service requests and pick up supplies as needed
  • Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner's quality standards
QualificationsQualifications:

  • Able to lift and carry up to 80 pounds/36.3 kilograms, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds/90.7 kilograms
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems
  • HVAC, CPO, EPA certification desired
  • Industry designations, CAMT desired
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email and text
  • Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)
  • Yardi, HappyCo and Paycom experience preferred; Willing and able to learn new software programs

  • Prompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all times

  • Working knowledge of English; detail oriented, well organized
  • Must agree to a criminal background check and sign an agreement for voluntary drug testing
  • Must have access to personal vehicle and/or reliable transportation, at all times
  • Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
