Position Description
Under the direction of the Service Maintenance Manager, the Service Technician II is responsible for responding promptly to service requests, preparing apartments for turnover, and maintaining the property. This role requires building trades skills and the ability to work independently on interior and exterior repairs, as well as site grounds. The Service Technician II plays a vital role in property maintenance, emphasizing excellent customer service and positive team relationships.
Responsibilities
- Diagnose and repair appliances, carpentry, hardware, masonry, painting, electrical, plumbing, and HVAC systems.
- Respond to service requests and emergencies promptly and professionally, as directed by management.
- Oversee vendor preventive maintenance for building systems and equipment.
- Prepare and repair vacant apartments for new residents.
- Maintain grounds and common areas, including cleaning, trash management, landscaping, and snow removal.
- Prepare for REAC/HQS inspections and audits.
- Keep the maintenance shop and inventory organized, adhering to safety standards and PPE requirements.
- Participate in weekend work, on-call rotations, and emergency calls.
- Assist Maintenance Supervisor with technical guidance to Maintenance Tech I.
Knowledge, Skills, and Abilities
- Proficiency in English; bilingual skills are a plus.
- Basic computer and handheld device skills.
- Knowledge of Fair Housing Laws is a plus.
- Experience with hand and power tools, cleaning supplies, and PPE.
- Valid driver’s license and reliable transportation.
- Strong attention to detail, organization, time management, and problem-solving skills.
- Excellent customer service skills, including managing difficult situations.
Physical Demands & Work Environment
- Occasional ladder use for lighting and ceiling fan repairs.
- Frequent movement of equipment up to 50 pounds.
- Work in outdoor weather conditions regularly.
Education & Experience
- High school diploma or equivalent; trade school or 3+ years in property management or hospitality preferred.
- At least 3 years of hands-on repair experience in multiple trades.
- REAC/HQS experience and industry certifications are a plus.
