MKL Careers, on behalf of a Los Angeles–based general contractor, seeks a Senior Superintendent for Class A high-rise TI projects. The role leads field operations on premium office towers, coordinating with owners, property managers, and engineers to keep tenants satisfied while meeting aggressive schedules.

Ideal candidates have 10+ years in TI/high-rise supervision, occupancy experience, and strong leadership. LA landlord/engineer connections are a plus; OSHA 30 preferred.

Qualifications

• 10+ years of construction superintendent experience focused on Class A high-rise TI in LA.
• Proven experience in occupied high-rise towers with tight logistics coordination.
• Established relationships with LA landlords, property management and TI subs.
• Knowledge of LADBS/LAFD permitting and inspection for occupied buildings.
• Strong scheduling skills for fast-track TI timelines.
• Excellent communication and diplomacy under pressure.
• OSHA 30 certification preferred.
• High school diploma required; trade school or CM coursework a plus.

Responsibilities

• Lead all field operations for Class A high-rise TI projects from mobilization to closeout and tenant move-in.
• Coordinate closely with ownership, property management, and building engineers on occupied-high-rise logistics.
• Manage subcontractors, schedules, quality control, and jobsite safety across concurrent floors or suites.
• Lead daily coordination meetings and maintain a proactive look-ahead schedule.
• Ensure compliance with building rules, LAFD/LABBS requirements, and life-safety systems.
• Partner with the Project Executive on budget tracking, change orders, and owner/tenant communications.
• Maintain strong relationships with landlords, engineers, and TI-focused subcontractors.
• Mentor assistant superintendents and field engineers.
• Uphold rigorous safety standards in an occupied tenant environment.

eOur client, a well-established general contractor with a strong presence in the LA commercial market, is seeking a Senior Superintendent with hands-on Class A high-rise tenant improvement (TI) experience to lead field operations on premium office and mixed-use tower projects across Los Angeles

.The ideal candidate has run TI projects inside occupied, operating high-rise towers — coordinating tightly with building ownership/property management, freight elevators, after-hours logistics, and life-safety systems — and knows how to keep tenants, landlords, and building engineers happy while hitting aggressive schedules
