Responsibilities

As a Senior Service Supervisor - Multifamily with Hines, you will be responsible for overseeing and coordinating all mechanical and technical support for the property with limited direct supervision. You will ensure the building and all areas in the property meet the Hines standard for appearance, safety, cleanliness, and overall functionality. Responsibilities include, but are not limited to:

  1. Provide leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed expectations. Promote a collaborative, teamwork mindset.
  2. Manage the completion of all work orders generated from resident requests.
  3. Ensure routine upkeep on the property is checked and repaired or replaced, maintaining safety standards.
  4. Establish and maintain standards for cleanliness and overall appearance to meet ownership objectives.
  5. Manage make-ready process, new move-ins via inspection, identifying needs, scheduling contractors and vendors, and completing maintenance tasks.
  6. Implement and oversee inventory control.
  7. Respond to questions from service team members and residents, assigning work requests based on urgency and efficiency.
  8. Assist with long-term strategic planning, including budgeting and forecasting.
  9. Ensure safety information is current and accessible, staying updated on OSHA and other safety laws to enforce compliance.
  10. Prepare and manage the maintenance and capital expense budget.
  11. Participate in regional and firm-wide initiatives and assignments.
  12. Participate in staff evaluations as needed.
  13. Operate, adjust, and perform maintenance on mechanical, electrical, plumbing, and HVAC equipment.
  14. Comply with all policies, laws, codes, and standards.
  15. Manage personnel overtime, audit accuracy, and approve timesheets.
  16. Provide staff with necessary equipment, tools, and training.
  17. Lead hiring, counseling, training, and scheduling of staff.
  18. Adjust and operate fire alarm and life safety systems.
  19. Monitor and manage building energy use, maintaining energy programs.
  20. Order and control inventory of parts and supplies, maintaining accurate records.
  21. Troubleshoot standard operations and repair problems with limited supervision.
  22. Complete required training programs timely.
  23. Analyze data related to financial and operational decisions.
Qualifications

Minimum requirements include:

  • High school diploma or equivalent preferred.
  • Three or more years of property maintenance management or leadership experience.
  • Demonstrated leadership skills.
  • Required city and/or government licenses or permits, e.g., EPA certification for refrigerant recycling, Pool & Spa Operator. If not obtained upon hire, must be acquired within six months.
  • Strong knowledge of plumbing, electrical, carpentry, HVAC, and appliances.
  • Proficiency in Microsoft Office and work order programs.
  • Proven ability to train and lead others.
  • Excellent communication and customer service skills.
  • Availability for on-call schedule and overtime.
  • Shift flexibility, including early mornings, evenings, weekends, and holidays.
  • Ability to work indoors and outdoors, lift 25 lbs., climb stairs/ladders, and access remote areas.

Compensation: $95,000 - $110,000
