Job summary

Ram Realty Advisors LLC is seeking a Senior Project Manager to lead exterior renovations and tenant interior construction for retail centers across multiple markets. You will collaborate with Leasing and Asset Management through acquisition due diligence, lease negotiation, design, permitting, and construction phases to ensure quality, budget, and schedule goals are met.

Qualifications

• Bachelor's Degree from an accredited four-year college or university.
• Seven or more years of related commercial construction experience, with a strong focus on retail tenant improvement / tenant buildout projects.
• Strong project management experience, including selecting, contracting, and managing consultants, design professionals, tenant coordinators, and general contractors, and internal project managers (as applicable), preferably across a portfolio of retail tenant buildouts ranging from national credit tenants to local and regional operators.
• Proficiency in reading, analyzing, and interpreting blueprints, building codes, specifications, and regulations.
• Working knowledge of retail lease structures, landlord work letters, and tenant improvement allowance mechanics.
• Proficiency with Microsoft Outlook, Word, Excel, and Project.
• Travel to job sites across all markets is required, including occasional overnight trips.

Responsibilities

• Maintain knowledge of retail construction cost metrics and tenant improvement costs across space types.
• Assist with TI cost estimates from lease negotiation through construction documents; obtain proposals and negotiate contracts.
• Participate in lease negotiations and pre-construction due diligence; identify risks and mitigation strategies.
• Maintain knowledge of retail design trends, storefronts, and construction management technologies; review construction means and methods.
• Evaluate design criteria delivery timelines and coordination between landlord and tenant obligations.
• Plan preconstruction and construction processes including design, permitting, GC procurement, construction, and delivery scheduling.
• Maintain relations with permitting authorities; procure permits and assist with entitlements.
• Manage tenants, consultants, design professionals, and contractors regarding scope, allowances, and construction responsibility.
• Direct all phases of tenant buildout; oversee contractors, enforce contracts, review change orders, and visit active jobsites.
• Provide guidance on value-engineering and design alternatives; review vendor evaluations affecting schedule, budget, and quality.
• Prepare pay applications and TI reconciliation; assist with close-out and turnover to asset management and tenants.
• Manage punch lists, tenant walk-throughs, and close-out relative to rent commencement and warranties.
• Communicate technical information to asset management and non-construction teams.
• Report project financials and schedule status to Investment Committee.
