Job summary

Ram Realty Advisors is seeking a Senior Project Manager to oversee exterior renovations and tenant interior construction for retail centers across multiple markets. The role collaborates with Leasing and Asset Management to manage all phases from due diligence to closeout, ensuring quality, budget, and schedule goals are met.

The candidate will possess strong retail construction experience, budgeting skills, and the ability to coordinate with tenants, contractors, and design professionals.

Qualifications

• Seven+ years of commercial construction experience, focused on retail TI/buildouts.
• Bachelor's Degree from an accredited college or university.
• Strong project management and contract management experience across multiple stakeholders.
• Ability to read blueprints, building codes, specifications, and regulations.
• Willingness to travel to job sites across markets as required.

Responsibilities

• Maintain current knowledge of retail construction cost metrics and TI cost drivers.
• Develop TI cost estimates and negotiate contracts with vendors and landlords.
• Assist in lease negotiations and pre-construction due diligence supporting project scope.
• Guide design and construction means, methods, and coordination with tenants.
• Review tenant designs for cost, schedule, and quality implications and mitigate risks.
• Manage all phases of tenant buildout from pre-construction to turnover, including permits and closeout.
