Job summary

L+M Development Partners is seeking an Assistant Project Manager in New York to oversee Tenant Improvements and Tenant Allowances for new and existing tenants. You will liaise between L+M and tenants from lease execution to delivery, ensuring drawings are approved, budgets are tracked, and TIAs are processed.

Key duties include budgets, coordination with leasing, tracking deals, insurance documentation, and managing external GCs to ensure code compliance and timely delivery.

Qualifications

• Bachelor’s degree preferred in engineering, architecture or construction management or equivalent, relevant experience.
• 10 years of directly relevant experience in commercial real estate, ideally retail.
• Prior experience with document review, including insurance certificates, indemnity and lien releases.
• Ability to read and understand construction drawings.

Responsibilities

• Prepare and obtain construction budgets/pricing.
• Support leasing team during lease negotiations related to construction costs/issues.
• Track all deals for lease execution.
• Collect all required tenant insurance documentation.
• Develop landlord’s scope of work, bid and contract for required work.
• Manage all outside GCs or direct landlord’s GCs for improvements.
• Review and approve tenant construction drawings.
• Coordinate permitting and bidding for each tenant.

• Monitor milestone dates to ensure timely completion.
• Coordinate closeout of permits/inspections.
• Inform leasing team upon completion of work for rent commencement.
• Process TIA payments.
• Coordinate transfer of utility accounts with property management.

Summary:

The Assistant Project Manager will be responsible for construction execution, tenant communication and oversight of Tenant Improvements (TI) and Tenant Allowances (TA) for all new/existing tenants. This role, reporting to the Retail Construction Project Manager, will act as the primary liaison between L+M Development Partners and the tenant from the point of lease execution, up until the time the space is delivered, the time final documents are received, or when the final TIA payment is made.

Responsibilities Will Include:

• Prepare/obtain all requested construction budgets/pricing
• Support leasing team during lease negotiations related to construction costs/issues
• Track all deals for lease execution
• Obtain tenant contact information from leasing team
• Collect all required insurance documentation from tenant/tenant’s contractors
• Develop landlord’s scope of work, competitively bid and contract for all required work
• Manage all outside GC’s or direct landlord’s GC for all required improvements
• Review and approve tenant construction drawings
• Track the permitting and bidding process by each tenant
• Oversee all tenant work for compliance with code, protection of base building systems, safety
• Monitor critical milestone dates to ensure timely completion of work
• Coordinate the close out of all open permits/inspections
• Inform leasing team upon the completion or work to facilitate rent commencement letter
• Process TIA payments
• Coordinate the transfer of utility accounts for tenants with property management

Requirements

• Bachelor’s degree preferred in engineering, architecture or construction management or equivalent, relevant experience

• Ability to read and understand construction drawings
• Retail real estate construction experience strongly preferred
