Sun Communities & Sun Outdoors seeks a Senior Resort Manager to oversee daily operations and long-term profitability of a resort, acting as the primary contact for guests and residents. Responsibilities include budgeting, leasing, sales, and maintaining a top-notch community environment.

The role requires 6 months in property management/resort experience with supervisory duties, plus strong negotiation and compliance with fair housing laws.

Qualifications

• High School Diploma or GED (Required).
• 6 months sales and leasing experience (Preferred).
• 6 months property management/resort experience with 2 years supervisory experience (Required).
• General knowledge of property maintenance.
• Strong negotiation skills.
• Ability to thrive in a fast-paced environment.
• Thorough knowledge of federal, state, and local fair housing and employment laws.
• Basic computer proficiency (email, internet, MS Office).
• Flexibility to respond to resort needs during non-business hours.
• Ability to live on-site within the resort (housing provided), if applicable.
• Must have a valid driver's license.

Responsibilities

• Ensure guests and residents receive the highest levels of service.
• Handle resident and guest complaints promptly and professionally.
• Manage rent collection, posting, and deposits; address bad debt collections.
• Handle delinquencies and eviction proceedings per Sun's policies.
• Coordinate rental increases and lease renewal notices.
• Leads team member selection and development; ensures policy compliance.
• Review residency applications and approve or deny.
• Ensure compliance with fair housing and employment laws.
• Maintain resort appearance per Sun's curb appeal standards.
• Monitor and approve invoices for operating expenses and sales costs.
• Consult with Regional VP on escalated decisions.
• Oversee balancing of RV income nightly.
• Inspect and recommend purchases/renovations of homes.
• Market models, pre-owned, and brokered homes.
• Prepare sites for Sun Homes models.
• Assist with marketing strategy and effective advertising.
• Assist with annual operating budget preparation.
• Review monthly property accounting reports.
• Select and review contractual services with VP guidance.
• Submit workers' comp reports timely.
• Maintain petty cash and accounting records.
• Approve bank deposits and report to Main Office.
• Prepare documents to list and sell homes.
• Coordinate maintenance for vacant sites ready for move-ins.
• Provide data for capex and expansion budgets.
• Prepare monthly P&L variance analyses.

Overview

The Senior Resort Manager is responsible for overseeing the daily operations and long-term profitability of the resort. This leadership role serves as the primary point of contact for guests and residents, ensuring exceptional service and satisfaction. Key responsibilities include managing administrative functions, budgeting, marketing initiatives, and property maintenance. The Senior Resort Manager also leads leasing and sales efforts for new and pre-owned homes, while fostering a positive community environment through effective resident and guest relations.

Job Duties

• Ensures guests and residents receive the highest levels of service consistent with Sun's customer service philosophy (Essential)
• Handles resident and guest complaints in a timely and professional manner while communicating through a variety of means (Essential)
• Manages the rent collection process, including collecting, posting, and depositing income from leasing of rental sites. Ensures bad debt is submitted to collections (Essential)
• Handles delinquencies and approves eviction proceedings while adhering to Sun's policies (Essential)
• Coordinates the timely distribution of rental increase and lease renewal notices (Essential)
• Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
• Reviews residency applications and approves or denies residency
• Ensures compliance of policies designed to increase team member safety
• Enforces resort rules and regulations
• Ensures compliance with federal, state, and local agencies that regulate fair housing laws and resort operations
• Ensures that overall resort appearance is well maintained and groomed to Sun's curb appeal standards
• Monitors, codes, and approves all invoices for operating expenses and sales related costs
• Consults with Regional Vice President (RVP) to determine the best course of action in the event a question or situation does not have an established guideline
• Oversees and accounts for balancing of RV income nightly
• Inspects and recommends purchase and renovation of used/repossessed homes
• Markets models, pre-owned, and brokered homes for sale in the resort
• Identifies and prepares sites for Sun Homes models
• Assists RVP with developing a marketing strategy and maintaining effective advertising to attract prospective guests
• Assists RVP with preparation of annual operating budget
• Reviews monthly property accounting reports
• Selects, supervises, and reviews contractual services with RVP's direction
• Submits workers' compensation accident and incident reports on a timely basis
• Maintains petty cash and activity accounts
• Signs off on bank deposits and forwards report to Main Office
• Prepares documents to list and sell homes
• Coordinates with maintenance team to ensure vacant sites are prepared for home move-ins
• Provides accurate data to assist in capital expenditure and expansion budget needs
• Prepares monthly analysis and explanation of profit & loss (P&L) variances

Requirements

• High School Diploma or GED (Required)
• 6 months in Previous sales and leasing experience (Preferred)
• 6 months in Property management/resort experience, including 2 years of supervisory experience (Required)
