Windward Long Point Apartments in Mount Pleasant, SC seeks a General Manager to lead daily operations, budgeting, leasing and staff supervision, ensuring quality service and profitability.

Requirements include a South Carolina Property Manager's License, 2+ years as a GM and 5+ years of property management experience; strong organizational, analytical and communication skills; Excel/Word; Yardi preferred; valid driver's license. Qualifications

• Requires SC Property Manager's License.
• Minimum 2 years as a General Manager; 5+ years property management.
• Strong organizational, analytical, communication and written skills.
• Excel, Word, and computer skills required; Yardi preferred.
• CAM, NALP, ARM, CAPS or broker designations a plus.
• BA, BS, or Associate's degree preferred; valid driver's license.

Responsibilities

• Hiring and supervising the training of all property personnel.
• Maintain the business office, rental office, model apartments and maintenance center.
• Supervise all office procedures, reports and systems per company policies.
• Assist in annual operating budgets preparation.
• Evaluate market comparables and report changes in rent and incentives.
• Monitor financial performance to adhere to budget.
• Supervise the rental application process.
• Process payments for goods and services; supervise rent collection.
• Assist in creating, supervising and implementing the marketing program.
• Oversee capital improvements and bid supervision.
• Schedule maintenance, repairs, grounds, HVAC, painting and cleaning.
• Handle resident complaints and public relations.
• Inspect property daily for cleanliness and safety; inspect units.
