Job summary

Windward Long Point Apartments seeks a full-time Maintenance Supervisor to lead the on-site maintenance team at a garden-style community in Mount Pleasant, SC. The role reports to the General Manager and focuses on keeping the property well-maintained and residents satisfied, with involvement in budgeting and turnover processes.

Ideal candidates bring 4+ years in property management or multifamily maintenance, with HVAC and pool certs or willingness to obtain within the first year.

Qualifications

• Must have 2 years experience as a Maintenance Supervisor and a total of 4 years property management and/or multifamily construction or maintenance experience.
• Experience in all areas of maintenance and repair for similar residential buildings.
• Experience with the use of maintenance equipment and tools.
• Valid driver's license.
• HVAC & pool certification or willingness to obtain within the first year.

Responsibilities

• Assist in hiring, training and managing the maintenance staff, including seasonal employees.
• Assist the General Manager in preparing the annual budget.
• Adhere to the budget guidelines for the operation of maintenance and capital programs.
• Establish schedule for maintenance coverage at the community.
• Inspect and maintain all building components, including the roofs, regularly.
• Schedule, manage, and review the apartment turnover process.
• Maintain an adequate inventory of supplies, materials and equipment.
• Perform maintenance work, as needed.
• Work closely with the General Manager to establish sound resident relations and complete projects timely.
• Direct all maintenance procedures to ensure that job assignments and work orders are carried out promptly, efficiently, courteously and in accordance with established procedures.
• Answer emergency calls and provide "on call" support when necessary.
• Maintain the shop and storage areas in a clean, orderly and secure manner.
