Job summary

Vanir Construction Management, Inc. in Los Angeles, CA, is seeking a Senior Construction Scheduler with strong CPM scheduling and Primavera P6 expertise to support major public and private sector projects.

The role reports to the Senior Construction Manager of Scheduling and Estimating, develops program schedules, analyzes baselines, and coordinates with project teams to meet critical milestones. Candidates should have a bachelor's degree in a related field and at least 10 years of experience,

Qualifications

  • 10+ years of full-time scheduling for Owner/GC.
  • Proficient in Primavera P6 v19 and MS Office.
  • Excellent written and verbal communication skills.
  • Strong organizational and planning abilities.
  • Ability to build effective project-team relationships.
  • Understanding of cost engineering and schedule forensics.

Responsibilities

  • Report to Senior Construction Manager of Scheduling and Estimating with schedule reports.
  • Supervise Project Schedulers and interface with PMs on CPM schedules.
  • Interpret drawings and define work scope.
  • Review baseline schedules, analyze critical path and milestones.
  • Review monthly updates and document slippage with templates.
  • Perform Time Impact Analysis using Windows Analysis methods.
  • Read drawings to assess scope against contract terms.
  • Communicate schedule issues in regular meetings.
  • Develop and maintain program and master schedules.
  • Visit sites and attend meetings to verify progress.

Job Description
Essential Duties & Responsibilities
  • Report directly to the Senior Construction Manager of Scheduling and Estimating. Provide various schedule-related reports for upper management to meet Key Performance Milestones.
  • Assist in the supervision of Project Schedulers to ensure project timelines are met and interface with OARs, Senior Project Managers and other site staff related to the review of CPM schedules.
  • Independently interpret and read detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) and develop a clear understanding of work scope.
  • Review Contractor P6 initial Baseline Construction Schedules and identify any missing scope, identify any missing logic or milestones, identify and analyze the critical path, review the required cost loading, and be able to provide written technical schedule review comments based on structured review templates.
  • Review multiple Contractor P6 Monthly schedule updates and provide written schedule review comments that document milestone schedule slippage, critical path activity slippage, and provide over-all schedule analysis based on structured review templates.
  • Perform schedule Time Impact Analysis by using the method of Windows Analysis while incorporating either contemporaneous and/or forensic schedule parameters in a detailed write-up.
  • Read drawings to determine if work is in or out of scope and understand terms and conditions of the contract to determine if any compensable or non-compensable time extensions have merit.
  • Effectively communicate with the project team regarding any schedule/progress related issues or concerns at regular schedule meetings.
  • Develop, maintain, and update various program schedules identifying relationships, logic, milestones, and constraints for construction projects.
  • Perform status updates for Program Schedules/Master Schedules on a regular basis.
  • Ensure proper use of Program-level standard codes, layouts and reports necessary to ensure data integrity.
  • Prepare reports as needed and directed by Senior Management.
  • Visit construction sites and attend meetings, as needed, and check the Contractor's monthly schedule progress.
Minimum Qualifications
  • Graduation from a recognized college or university with a bachelor's degree in construction management, engineering, architecture or any related field
    • OR Graduation from a recognized college or university with a bachelor's degree in any course, but with additional four (4) years of experience in the duties to compensate for the required education.
  • Minimum ten (10) years full time paid professional experience in Construction Scheduling for an Owner or General Contractor, preferably in an educational facility or public works projects
  • Proficiency in Primavera Latest Version (P6 v19) and MS Office Suite
  • Excellent written and verbal communication skills
  • Superior organizational and planning skills
  • Ability to build efficient working relationships with project teams and department staff
  • Understanding of theories, principles and practices of cost engineering, scheduling and schedule forensics
