Job summary

Kenco Group is seeking a Senior Real Estate Manager to lead real estate initiatives across North America, including site selection, lease negotiations, and coordinating with senior leadership, operations, and risk management. The role supports customer growth and facility expansions in a fast-paced 3PL setting.

The candidate will handle rent payments, budgeting, forecasts, and capital expenditures while ensuring compliance with policies and environmental standards.

Qualifications

• Bachelor’s degree in business, Real Estate or another related discipline preferred.
• 10years of corporate and commercial real estate experience required with at least two years of experience in third-party logistics or distribution warehousing preferred.TN affiliate broker real estate license required or willingness to obtain license within first year of employment.
• CCIM or MCR designation preferred.
• Excellent working knowledge of Microsoft Office products (i.e. Word, PowerPoint, Excel, and Outlook).
• Self-directed with demonstrated ability to effectively organize and manage time.
• Experience in producing results in a dynamic and fast-paced environment.
• Ability to work with a diverse workforce and cross functionally to build strong internal partnerships.
• Ability to adapt quickly to changing projects/priorities.

Responsibilities

• Lead real estate market intelligence, site selection and pricing during RFP processes.
• Evaluate location criteria like labor access, transport corridors, and proximity to hubs.
• Negotiate incentives, tax abatements, leases, amendments and terminations.
• Manage lease administration, critical dates and document control in Costar systems.
• Oversee rent payments, financial analysis, rent roll and annual reconciliation.
• Ensure compliance with corporate policies, regulations and environmental standards.
• Oversee portfolio vacant space and report key metrics.
• Manage 3rd party brokers, contractors and outside counsel for real estate needs.
• Lead real estate due diligence during M&A transactions and post-close integration.
