Impact Housing seeks a Senior Acquisitions Manager to lead property and portfolio acquisitions, from sourcing to closing. You will drive growth through disciplined investment strategy, market relationships, and expert transaction management.

The ideal candidate brings 7+ years in real estate acquisitions and a deep understanding of finance, underwriting, and deal structuring, enabling leadership of strategy and execution across the firm.

Qualifications

• 7+ years of experience in real estate acquisitions, investments, or development.
• Proven ability to source, structure, and close high-value transactions.
• Strong financial modeling, valuation, and due diligence skills.
• Excellent negotiation, communication, and presentation abilities.
• Proven leadership experience managing teams and cross-functional collaboration.

Responsibilities

• Oversee the full acquisitions function (strategy, sourcing, underwriting, transaction execution) for the firm or business unit.
• Set the investment criteria, lead deal sourcing strategy, build relationships with brokers, owners, lenders, and joint-venture partners.
• Lead negotiation of major transactions (large scale commercial, land, portfolio acquisitions).
• Supervise staff (analysts/associates), delegate tasks, review their work, and provide mentorship.
• Interface with senior leadership – present deals to the executive committee or board and influence capital deployment decisions.
• Manage the closing process, integration of acquisition into asset management or development, and oversee post-acquisition strategy.
• Responsible for budgeting, cost control, and establishing key metrics for acquisition performance.
• Lead cross-functional structuring of joint-venture and co-GP partnerships, coordinating with capital markets, development, and legal teams from LOI through closing.
• Contribute to investment committee materials and help shape underwriting criteria and acquisition policy as the pipeline scales.
• Represent Impact Housing at industry conferences, investor forums, and broker/lender events to expand the firm’s network of capital and deal-sourcing relationships.
