Job summary

Morgan Properties seeks a Senior Property Manager to oversee two or more apartment communities and assume regional manager responsibilities for at least one asset. You will drive operational and financial success across portfolios, lead on-site teams, and ensure compliance with laws and policies.

The role emphasizes budgeting, leasing, maintenance oversight, resident retention, and marketing strategy to maximize occupancy and profitability. Strong leadership and travel readiness are essential.

Qualifications

• Bachelor’s degree or 7–10 years of related property management experience.
• Proven experience managing multiple properties and supervising management and maintenance teams.
• Strong knowledge of budgeting, financial reporting, and operational controls.
• Property Manager License and/or Real Estate License as required by state or local regulations.
• ARM, CAM, CAPS, MPM, or RMP designations preferred.

Responsibilities

• Direct and coordinate activities of all properties in portfolio to achieve financial and business objectives.
• Oversee budgets, capital expenditures, and financial reporting to meet revenue/expense targets.
• Manage rent collections, delinquency, deposits, and legal actions per laws.
• Lead on-site staff, hire/train/supervise personnel, and coordinate with HR on staffing decisions.
• Develop and implement marketing strategies to increase traffic and occupancy.
• Ensure compliance with federal, state, and local laws including Fair Housing and company policies.
