The candidate should bring seven-plus years of management experience, strong budgeting skills, and proficiency with Excel and Yardi. This position focuses on maximizing value and service across our Charlotte and Carolinas properties.

Qualifications

• Minimum of seven years of property management experience.
• Excellent interpersonal and management skills.
• Significant budgeting and financial management experience.
• Proficient with Microsoft Excel, Word, and Yardi.

Responsibilities

• Manage properties as directed by property owners and in accordance with Trinity Partners Management standards.
• Provide clients – owners and tenants – with the highest level of service.
• Communicate effectively with owners, tenants, and stakeholders to sustain relationships.
• Coordinate annual property business plans per owner requirements.
• Handle lease administration, rent collection, and default notices.
• Maintain financial control with the property accountant for monthly/quarterly statements.
• Oversee operating costs and invoices related to escalations and tenant services.
• Supervise and train on-site staff to meet owner goals.
• Inspect properties regularly to ensure operations meet standards and procedures.
• Ensure life safety systems and emergency procedures are in place and tested.
• Distribute Emergency Evacuation Procedures to tenants.
• Oversee preventative maintenance programs and capital improvements as needed.
• Interface with leasing brokers to align lease processes with client objectives.
• Direct tenant retention programs and negotiate service contracts as directed.
• Coordinate services/purchases per annual business plan and budget guidelines.
• Monitor insurance requirements for all properties.
