Blue Castle Agency (North America) seeks a General Manager for a 700+ unit community in Euclid, OH. You will run all operations, own the budget, and drive leasing strategy across market-rate and Section 8 units.

You will ensure Section 8/HUD compliance, manage large on-site teams, oversee capital projects, and report performance to ownership. This role requires hands-on leadership and strong financial acumen in a complex, subsidized housing environment.

Qualifications

• 5+ years of property management experience at scale (500+ units).
• Hands-on experience with Section 8/HUD compliance and recertifications.
• Strong financial acumen and budget ownership for a large property.
• Experience building and leading large on-site teams.
• Familiar with property management software (Yardi, OneSite, RealPage).
• COS or similar affordable-housing credential a plus.

Responsibilities

• Run all operations for a 700+ unit community spanning market-rate and Section 8 units.
• Own the property's budget — forecasting, monthly reporting, and financial performance.
• Lead occupancy and leasing strategy across both market-rate and affordable sides of the portfolio.
• Ensure Section 8/HUD compliance for the affordable units, including recertifications and inspections.
• Build and lead a large on-site team across leasing, maintenance, and administration.
• Manage capital improvement projects and vendor relationships at scale.
• Set the tone for resident service and community culture on a large property.
• Handle escalated resident issues and compliance matters as they come up.
• Report property performance and strategy directly to ownership.
