Maya Consulting Group is conducting a search on behalf of a privately held commercial real estate investment firm seeking an experienced Senior Property Manager to oversee the operations and financial performance of a growing portfolio of approximately 15–30 retail, industrial, and office properties.

This is a hands-on leadership position for an experienced commercial real estate professional who can operate with a high degree of independence, identify and solve problems proactively, and develop the processes and operating standards necessary to support a growing portfolio.

This is a fully on-site position based in Brickell, Miami, requiring regular attendance in the office five days per week.

The Senior Property Manager will serve as a primary point of contact with ownership and investors, oversee a team of three Property or Assistant Property Managers, and work closely with accounting, leasing, construction, vendors, tenants, and other stakeholders.

This position requires someone who is equally comfortable analyzing a financial statement, resolving a tenant or building issue, reviewing a lease, managing a capital project, developing a new operating process, and presenting portfolio performance to ownership.

Key Responsibilities
  • Oversee day-to-day property management and operational performance across a diversified portfolio of retail, industrial, and office assets.
  • Lead, mentor, and provide quality control for a team of three Property or Assistant Property Managers.
  • Prepare and oversee annual property operating budgets, forecasts, and capital plans.
  • Prepare and review CAM reconciliations, tenant recoveries, accruals, and operating expense calculations.
  • Prepare monthly financial and operational reporting, including budget-to-actual variance analysis, and provide clear explanations and recommendations to ownership.
  • Serve as a primary property-management contact for investors and ownership, communicating property performance, significant operational matters, risks, and recommended solutions.
  • Review property‑level financial statements, accounts receivable, accounts payable, collections, recoveries, and other financial activity; investigate and resolve discrepancies.
  • Oversee capital improvement and major repair projects from budgeting and bidding through execution and completion.
  • Maintain strong tenant relationships and proactively address tenant concerns, operational issues, and service requirements.
  • Review leases and prepare/review lease abstracts, ensuring critical dates, options, responsibilities, recoveries, and other provisions are properly documented and tracked.
  • Work closely with the leasing team and brokers on renewals, expansions, vacancies, tenant improvements, and other leasing activity.
  • Lead the onboarding and transition of newly acquired or newly managed properties, including review of leases, financial information, vendor contracts, property conditions, tenant records, and operating requirements.
  • Establish and continuously improve property management policies, procedures, controls, reporting standards, inspection programs, and portfolio-wide best practices.
  • Manage and evaluate vendors, service contracts, property inspections, preventive maintenance programs, and building operations.
  • Ensure critical deadlines—including budgets, CAM reconciliations, lease dates, insurance requirements, property taxes, capital projects, and investor reporting—are proactively tracked and completed.
  • Maintain accurate property and financial information within Yardi.
  • Travel approximately 10% as required to visit properties and support portfolio operations.
Qualifications
  • 7–10+ years of commercial property management experience, preferably with a diversified retail, industrial, and office portfolio.
  • Demonstrated hands‑on experience preparing property budgets, CAM reconciliations, variance reports, and financial reporting.
  • Strong understanding of commercial leases, operating expense recoveries, lease administration, and property‑level accounting.
  • Prior experience supervising and developing Property Managers or other real estate professionals.
  • Experience managing capital projects and coordinating contractors, vendors, consultants, and construction activities.
  • Strong working knowledge of Yardi is required.
  • Excellent analytical and problem‑solving skills with the ability to identify issues and develop solutions without requiring extensive direction.
  • Strong organizational skills and ability to manage multiple properties, priorities, and deadlines simultaneously.
  • Excellent written and verbal communication skills with the executive presence necessary to interact directly with investors, ownership, tenants, brokers, and senior leadership.
  • Fluency in English and Spanish required.
  • Ability and willingness to work on‑site in Brickell, Miami, five days per week.
  • Bachelor’s degree in Real Estate, Business, Finance, Accounting, or a related discipline preferred.
  • Professional designations such as CPM, RPA, or CCIM are a plus.

The successful candidate will be someone who combines strong technical property‑management experience with an ownership mentality. This individual should not require a highly structured environment or wait for issues to be assigned.

We are looking for someone who can walk into a growing portfolio, understand how it operates, identify where improvements are needed, establish processes and accountability, develop the team, and help build a scalable property‑management platform.

The opportunity is particularly well suited for a professional who wants to grow beyond managing individual properties and take an increasingly important leadership role as the portfolio and property‑management organization expand.
