Property Manager — Commercial Real Estate (Southeast Region)
Position Overview

We are seeking an experienced Property Manager to oversee the day-to-day operations of a commercial real estate portfolio throughout the Southeast region. This role is responsible for maximizing property performance, maintaining exceptional tenant relationships, managing financial performance, coordinating capital improvements, and ensuring operational excellence across a diverse portfolio of commercial and industrial assets.

The ideal candidate is a proactive commercial property management professional with strong operational, financial, and customer service skills who thrives in a fast-paced environment.

Key Responsibilities
Property Operations
  • Manage the daily operations of an assigned commercial real estate portfolio.
  • Ensure properties are maintained in excellent operational condition and meet company standards.
  • Oversee third-party vendors, contractors, and site service providers, including landscaping, janitorial, and maintenance services.
  • Coordinate capital improvement projects, ensuring projects are completed on time and within budget.
  • Identify opportunities to improve operational efficiencies and reduce property operating costs.
  • Develop and implement strategies that enhance long-term asset value.
  • Ensure compliance with lease obligations, lender requirements, investor guidelines, and applicable regulations.
  • Support property acquisitions, dispositions, and due diligence activities.
Tenant Relations
  • Serve as the primary point of contact for tenants throughout the lease lifecycle.
  • Build strong relationships with tenants and provide exceptional customer service.
  • Conduct tenant onboarding and move-in orientation.
  • Administer and enforce lease provisions.
  • Coordinate communication between tenants and internal departments regarding operational, financial, and leasing matters.
  • Monitor tenant satisfaction and proactively resolve issues.
Financial Management
  • Review and approve vendor invoices.
  • Monitor accounts receivable and accounts payable for assigned properties.
  • Ensure tenant utility bill-backs are processed accurately.
  • Assist with preparation of operating budgets, capital budgets, variance reporting, and financial forecasts.
  • Monitor repair, maintenance, and capital expenditures.
  • Support annual operating expense reconciliations.
Leasing & Asset Support
  • Partner with leasing teams by providing operational and financial input during lease negotiations.
  • Assist with property tours and prospective tenant visits.
  • Ensure vacant suites remain clean, maintained, and ready for leasing.
  • Stay informed on local market trends and participate in industry networking events when appropriate.
Risk Management & Compliance
  • Maintain current tenant and emergency contact information.
  • Implement emergency preparedness procedures across assigned properties.
  • Ensure environmental inspections, permits, and compliance requirements remain current.
  • Identify operational risks and coordinate corrective actions.
  • Ensure vendors maintain required insurance coverage and contractual compliance.
Administrative Responsibilities
  • Maintain accurate property documentation and records.
  • Solicit competitive bids for property service contracts.
  • Perform and document routine property inspections.
  • Coordinate tenant move-ins, move-outs, and related documentation.
  • Manage maintenance work orders and ensure timely completion.
  • Assist with utility benchmarking and sustainability reporting.
  • Complete special projects and additional assignments as needed.
Qualifications
  • Bachelor’s degree or equivalent combination of education and experience.
  • 2–3 years of commercial or industrial property management experience in an Assistant Property Manager or Property Manager role.
  • Strong knowledge of commercial lease administration.
  • Experience managing operating budgets, capital projects, and financial reporting.
  • Understanding of commercial building systems and facility operations.
  • Strong financial and accounting aptitude.
  • Excellent written and verbal communication skills.
  • Highly organized with strong analytical and problem-solving abilities.
  • Ability to prioritize multiple responsibilities and work independently.
  • Proficiency with Microsoft Office (Excel, Word, Outlook).
  • Experience with Yardi or similar commercial property management software is preferred.
