Job summary

Allegiant-Carter Management seeks a Senior Property Manager to lead day-to-day operations for Springwood at Lake Ridge and Windsor Park in Woodbridge, VA. You’ll drive budgeted income, control expenses and oversee leasing, staff, and vendor contracts.

You will manage marketing plans, approve applications, and ensure strong resident relations while maintaining asset performance in a dynamic market.

Qualifications

• Previous multifamily property management experience required.
• On-site accounting and leasing experience required.
• Supervisory experience with hiring and coaching.
• Excellent written and verbal communication skills.
• Strong knowledge of MS Word, Excel and Outlook.

Responsibilities

• Manage on-site operations to achieve income, expense and leasing goals.
• Develop annual marketing plan and conduct marketing reviews.
• Prepare, submit, and maintain the annual budget.
• Evaluate unit prices against market and budget targets.
• Oversee leasing process, approvals, discounts and renewals.
• Obtain bids for services and supervise capital projects.
• Supervise staff including hiring, training and performance.
• Ensure that the onsite operations run smoothly.

Senior Property Manager

The Senior Community Manager is the "go-to" person for their properties. They are responsible for overseeing or administering all of the management activities of those properties, as well as the various personnel who also work at the properties. This includes day-to-day operations management, physical and financial asset performance, resident relations, and a clear understanding of the industry and changing market.

Job Description

• Manage the on-site operations by achieving budgeted income, expense, and leasing goals.
• Developing an annual marketing plan and conducting marketing reviews.
• Prepare, submit, and maintain the annual budget
• Evaluating unit prices in accordance with the market and budgeted goals.
• Oversight of the leasing process; approving prospective resident applications, discounts, and renewals.
• Obtaining bids for all contract services and overseeing routine capital projects.
• Supervise staff members to ensure goals are met; including hiring, training, and performance management.

Experience

• Previous multifamily property management experience (Required)
• On-site accounting and leasing experience (Required)
• Previous supervisory skills with the ability to hire, motivate and evaluate team members
• Excellent communication skills; ability to read, write and communicate effectively

Physical Requirements

• This position is primarily in an office environment, but must be able to walk the property, including climbing stairs
• May work around cleaning solvents, paint fumes and landscaping chemicals
