Three Pillars Capital is seeking a Senior Property Manager to own the day-to-day performance of an assigned multifamily asset, lead the on-site team, and partner with senior leadership to hit occupancy and collections goals.

The role offers a base salary of $80,000 with $100,000+ total compensation potential through bonuses and benefits, plus health, dental, vision, and life insurance, PTO, and clear opportunities for career advancement.

Qualifications

• 5+ years of on-site multifamily property management experience.
• Class B/C multifamily experience preferred.
• Proven track record of managing occupancy, collections, resident retention.
• Strong leadership, communication, and team-management skills.
• Experience managing budgets, rent rolls, financial reports, and property-level expenses.
• Strong organizational skills and attention to detail.
• Proficiency with ResMan Property Management Software preferred.
• Bilingual in English and Spanish is a plus.
• Entrepreneurial mindset with a desire to grow into greater leadership responsibility.

Responsibilities

• Oversee daily property operations including leasing, resident relations, collections, and maintenance coordination.
• Lead, coach, and develop on-site team and hold them accountable for results.
• Drive occupancy, leasing performance, resident retention, and collections.
• Conduct regular property walks to ensure curb appeal, cleanliness, safety, and asset quality.
• Monitor delinquency, approve rental applications, and implement collections strategies.
• Manage turnovers, make-ready schedules, to minimize vacancy loss and maximize leasing velocity.
• Monitor financial performance and identify opportunities to improve revenue and control expenses.
• Manage budgets, invoices, rent rolls, and operational reporting.
• Ensure compliance with policies, inspections, permits, reporting requirements, and regulations.
• Establish and track operational goals and KPIs.
• Communicate with senior leadership regarding performance, challenges, and opportunities.
• Identify operational issues and resolve them quickly and effectively.

Key Responsibilities

• Oversee all aspects of daily property operations, including leasing, resident relations, collections, and maintenance coordination
• Lead, coach, and develop on-site team members while holding the team accountable for results
• Drive occupancy, leasing performance, resident retention, and collections
• Conduct regular property walks and inspections to ensure curb appeal, cleanliness, safety, and overall asset quality
• Monitor delinquency, approve rental applications, and implement strategies to improve collections
• Manage unit turns and oversee make-ready schedules to minimize vacancy loss and maximize leasing velocity
• Monitor property financial performance and proactively identify opportunities to improve revenue and control expenses
• Manage budgets, invoices, expenses, rent rolls, and operational reporting
• Ensure compliance with company policies, inspections, permits, reporting requirements, and applicable regulations
• Establish and track operational goals and key performance indicators
• Communicate regularly with senior leadership regarding property performance, challenges, and opportunities
• Identify operational issues and take decisive action to resolve them quickly and effectively

• Experience with evictions, collections, and delinquency management
• Bilingual in English and Spanish is a plus
