Job summary

Advice Personnel is seeking a Property Controller for a Midtown Manhattan multi-asset portfolio. You will lead full-cycle accounting, oversee treasury, and partner with ownership on strategic initiatives.

The role requires GAAP expertise, Yardi Voyager experience, and strong leadership to mentor a lean team. Expect exposure to acquisitions, CAM, leases, and capital structure with a base salary of $200,000–$230,000 plus benefits.

Qualifications

• Bachelor’s degree in Accounting, Finance, or related field
• 3+ years of Controller-level experience in commercial real estate accounting
• Strong GAAP knowledge and real estate accounting experience
• Experience supervising accounting staff in a lean team environment
• Proficient in Yardi Voyager and advanced Excel techniques

Responsibilities

• Oversee full-cycle accounting across a multi-asset portfolio with consolidated financials and month-end close
• Manage investor capital activity, including capital calls, distributions, and equity tracking
• Lead year-end audit process and prepare GAAP-compliant financials
• Supervise day-to-day accounting operations (GL, A/R, A/P, accruals, journal entries)
• Oversee treasury operations, cash flow forecasting, and liquidity planning
• Manage debt activity, including loan draws, debt service, and covenant reporting
• Review leases and oversee CAM, real estate tax escalations, and tenant billing
• Monitor budgets and conduct variance analysis for management decisions
• Interface with auditors, lenders, and service providers
