Senior Property Accountant (Development)
Schedule: Hybrid (4 days in office)
Compensation: $93,000 - $98,000 base + 10% bonus
Reports To: Assistant Controller, Development Accounting & Reporting
Position Overview
Our client is seeking a Senior Property Accountant to support a portfolio of development, wholly owned, and GAAP-reporting commercial real estate properties. This role is ideal for an experienced commercial real estate accountant with strong GAAP knowledge, audit exposure, and an understanding of development accounting.
Candidates with public accounting audit experience (2+ years) will also be considered, even without direct real estate experience.
Key Responsibilities
- Prepare monthly financial statements, account reconciliations, accruals, and variance analyses.
- Maintain and review GAAP rent calculations and related accounting.
- Manage fixed assets, including placing assets into service, depreciation calculations, and disposals.
- Prepare monthly joint venture reporting packages.
- Support development projects through loan draws, funding requests, budget tracking, cash flow monitoring, and project cost analysis.
- Maintain purchase price allocation (PPA) accounts and related accounting.
- Prepare audit schedules, PBC requests, and financial statements for annual audits.
- Assist with annual tax package preparation.
- Process billings, adjustments, refunds, and supplemental ledger activity.
- Perform daily cash reconciliations.
- Manage expense participation (CAM reconciliations), annual true-ups, budgets, and reforecasts.
- Review commercial leases and lease abstracts.
- Partner with property management teams to resolve accounting issues.
- Process tenant improvement and capital project pay applications within the JDE job cost module.
Required Qualifications
- Bachelor's degree in Accounting or Finance.
- Finance degrees must include 18+ hours of accounting coursework.
- CPA strongly preferred.
- 3+ years of commercial real estate accounting experience, or
- 2+ years of public accounting audit experience.
- Strong understanding of GAAP accounting principles.
- Excellent analytical, problem-solving, and communication skills.
- Intermediate to advanced Excel skills.
- JDE experience preferred.
Preferred Experience
The ideal candidate will have experience with:
- Preparing monthly financial statements for audited GAAP properties.
- Audit support and PBC preparation.
- Fixed asset accounting, depreciation, and disposals.
- Commercial lease structures, including NNN leases and CAM reconciliations.
- Lease abstract reviews and interpretation.
- Budgeting, forecasting, amortization schedules, and escrow reconciliations.
- Development property accounting and reporting.
