Senior Property Accountant – Key Responsibilities:

The Senior Property Accountant will manage a portfolio of commercial properties, ranging from complex, staffed assets to simpler properties handled independently. This role requires ownership of full-cycle accounting processes and regular financial reporting.

• A complex, staffed property (with managerial review)
• Prepare monthly and quarterly financial statements, including:
• Balance sheets and income statements
• Variance analyses and general ledger reconciliations
• Property- and tenant-level financial metrics

In addition to accounting responsibilities, this role involves working within complex ownership structures and supporting key financial functions such as distributions and audits.

• Work across upper and lower-tier entities within ownership structures
• Conduct initial REIT testing reviews
• Prepare cash distribution analyses to assess partner payout eligibility
• Develop and maintain annual operating budgets
• Support year-end audit processes and respond to auditor inquiries

This position requires frequent interaction with both internal teams and external tenants. Strong communication and technical skills are essential.

• Communicate with tenants and internal stakeholders on accounting and lease matters
• Maintain both GAAP and tax books for assigned properties
• Manage cash flow for complex properties

The Senior Property Accountant is also responsible for specialized billing tasks and recurring tenant charges.

• Prepare CAM (Common Area Maintenance) and Real Estate Tax billings (monthly/quarterly)
• Calculate and process Percentage Rent billings
• Prepare tenant water billbacks (quarterly/semi-annually)

As a senior team member this role includes mentoring and reviewing the work of junior staff.

• Review and provide feedback on work completed by junior Property Accountants
• Offer training and support for less experienced team members
• Participate in performance evaluations and annual review processes

Requirements:

• Bachelor’s degree in accounting
• 2 to 5+ years of general ledger and financial statement preparation in a similar environment
• Public accounting preferred
• Proficiency in MRI, AvidXchange, and Anaplan is highly preferred
• Strong expertise in Microsoft Excel
• Ability to quickly learn and effectively utilize various software applications
