Job summary

AquantUs, LLC in Atlanta, GA, is seeking a Senior Property Accountant to prepare monthly financial statements and reconciliations for assigned properties, reporting to the SVP of Property Accounting.

The role requires a Bachelor's degree, at least 4 years in commercial real estate accounting, MRI software experience, and the ability to meet deadlines under pressure; you will support audits and budget processes.

Qualifications

• Minimum 4 years of accounting experience within commercial real estate or property management.
• Experience with MRI is required.
• Ability to meet deadlines and maintain composure under pressure and changing conditions.

Responsibilities

• Prepare monthly financial statements for assigned properties including bank reconciliations, journal entries, income/expense accruals, reclasses, variance analysis, balance sheet reconciliations, capital spending and TI project reconciliations, cash flow projections.
• Prepare annual CAM / Real Estate Tax budgets and reconciliations.
• Understand and perform accounts payable, accounts receivable and lease administration in accounting software.
• Assist with annual budgets and semi-annual reforecasts.
• Assist Property Management with tenant accounts receivable reconciliations as needed.
• Assist with expense allocations between entities.
• Prepare detailed interim and year-end work papers and schedules for auditors.
• Assist in tenant audits and ad hoc requests as needed.

Summary

Senior Property Accounting with a privately-held real estate company. The Senior Property Accountant reports to the SVP of Property Accounting and is responsible for preparing financial statements and reconciliations for assigned properties.

Responsibilities

• Prepare monthly financial statements for assigned properties including, but not limited to bank reconciliations, journal entries, income/expense accruals, reclasses, variance analysis, balance sheet reconciliations, capital spending and TI project reconciliations, cash flow projections
• Preparation of annual CAM / Real Estate Tax budget and reconciliations
• Understand and be able to perform accounts payable, accounts receivable and lease administration in accounting software
• Assist with preparation of annual budgets and semi-annual reforecasts
• Assist Property Management with tenant accounts receivable reconciliations as needed
• Assist with various expense allocations between entities
• Prepare detailed interim and year end work papers and supporting schedules requested by internal and external auditors
• Assist in the research, analysis, documentation, and response of tenant audits
• Assist Fund Controllers with ad hoc requests

Requirements

• Bachelor’s degree or higher in Accounting, Finance or related field
• Minimum 4 years of accounting experience within commercial real estate or property management
• Experience with MRI required
• The ability to meet deadlines, accomplish work in order of priority; professionally maintain composure and effectiveness under pressure and changing conditions
