• Strong knowledge of Type III/V wood-frame construction, structural concrete podiums, foundations, framing, building envelope, and MEP coordination.
• Experience managing projects through full construction lifecycle from sitework through turnover.
• Experience with subcontractor buyout, budgets, schedules, RFIs, submittals, change orders, and procurement.

Responsibilities

• Manage ground-up multifamily construction projects from preconstruction through completion and closeout.
• Oversee wood-frame construction over concrete podium, including foundations, structural concrete, framing, building envelope, MEPs, interiors, and finishes.
• Manage subcontractors, vendors, consultants, architects, engineers, and internal project teams.
• Coordinate with field Superintendents to maintain schedules, sequencing, logistics, quality, and safety.
• Coordinate the transition between concrete podium structure and wood-frame construction above.
• Develop and maintain project schedules, budgets, cost reports, procurement logs, and project documentation.
• Review RFIs, submittals, shop drawings, change orders, and subcontractor requisitions.
• Identify potential issues and develop proactive solutions.
• Coordinate trades throughout construction and participate in value engineering.

A leading residential General Contractor / Construction Manager is seeking an experienced Senior Project Manager with a strong background delivering ground-up multifamily projects utilizing wood-frame construction over concrete podiums.

The ideal candidate will have experience managing projects from preconstruction and sitework through concrete podium, wood framing, MEP rough‑ins, interiors, and final turnover.

Responsibilities

• Manage ground-up multifamily construction projects from preconstruction through completion and closeout.
• Oversee wood‑frame construction over concrete podium, including foundations, structural concrete, framing, building envelope, MEPs, interiors, and finishes.
• Manage subcontractors, vendors, consultants, architects, engineers, and internal project teams.
• Coordinate closely with field Superintendents to maintain project schedules, sequencing, logistics, quality, and safety.
• Manage the transition and coordination between the concrete podium structure and wood‑frame construction above.
• Develop and maintain project schedules, budgets, cost reports, procurement logs, and project documentation.
• Manage subcontractor buyout, scope review, contract negotiations, and procurement.
• Review RFIs, submittals, shop drawings, change orders, and subcontractor requisitions.
• Identify potential schedule, cost, design, and constructability issues and proactively develop solutions.
• Coordinate structural, architectural, and MEP trades throughout construction.
• Participate in value engineering and constructability reviews.
• Monitor project financials, including budgets, forecasting, change orders, invoices, and monthly requisitions.
• Coordinate inspections, permits, approvals, punch lists, commissioning, and project closeout.
• Provide regular project updates to senior leadership, ownership, and other project stakeholders.

Qualifications

• 5+ years of ground-up residential construction experience as a Project Manager.
• Ground-up multifamily wood‑frame over concrete podium experience is REQUIRED.
• Strong understanding of Type III/V wood‑frame construction, structural concrete podiums, foundations, framing, building envelope, and MEP coordination.
• Proven experience managing projects through the full construction lifecycle from sitework and foundations through turnover.
• Experience managing subcontractor buyout, budgets, schedules, RFIs, submittals, change orders, and procurement.
• Strong knowledge of construction procedures, building codes, scheduling, estimating, budgeting, and safety practices.
• Experience working with architects, engineers, ownership groups, subcontractors, and municipal agencies.
• NYC Metro / Lower Hudson Valley construction experience strongly preferred.
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
• Strong leadership, communication, organization, and problem-solving skills.
• Ability to manage multiple trades and project priorities in a fast-paced construction environment.
