Job summary

AIR Communities is seeking a seasoned Project Manager to lead large-scale capital improvement and asset enhancement projects across our multifamily portfolio. The role requires coordinating with architects, designers, and vendors to drive renovations from concept to closeout, while maintaining budgets and schedules.

Travel about 50% is expected, with an in-office 5-days-a-week work pattern at properties in our portfolio.

Qualifications

• 5+ years of project management experience in capital improvements, renovations, or asset enhancement.
• Strong vendor management including contracting and performance oversight.
• Proven ability to manage multiple complex projects simultaneously.
• Excellent communication, organization, and stakeholder management skills.
• Willingness to travel ~50% for site visits and oversight.

Responsibilities

• Lead capital projects from conception through completion.
• Develop scopes of work, budgets, schedules, and implementation plans.
• Manage annual and multi-year capital improvement budgets.
• Oversee procurement, contracting, and vendor management.
• Provide weekly/monthly status reports to leadership and stakeholders.
• Ensure safety, schedule, budget, and quality standards are met.
• Travel ~50% to properties for oversight and collaboration.
• Collaborate with internal teams and external partners on renovation concepts.
