Job summary

AIR Communities is seeking a Project Manager to oversee small-scale capital improvement projects and support asset enhancement initiatives. You will partner with internal stakeholders and vendors, manage timelines, budgets, and reporting, and ensure on-time execution.

The role requires 1+ year of project management experience, strong organization and communication skills, and a willingness to travel up to 25% for site visits.

Qualifications

• 1+ years of project management experience, preferably supporting renovation or asset enhancement projects.
• Strong organizational, time management, and communication skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Collaborative mindset with cross-department/vendor relationship experience.
• Proficiency with project tracking, budgeting, and reporting tools.
• Bachelor's degree or equivalent experience preferred.
• Willingness to travel up to 25% for property visits and oversight.

Responsibilities

• Develop scopes of work, estimates, budgets, and schedules with guidance from management.
• Lead kickoff meetings and status reviews to ensure stakeholder alignment.
• Identify risks and elevate issues to minimize scope creep and delays.
• Manage annual and long-term budgets for initiatives.
• Coordinate bidding, vendor selection, contract negotiation, and execution.
• Prepare and deliver weekly status reports to leadership.
• Oversee contract services and break-fix activities for assigned systems.
• Travel approximately 25% to properties to monitor progress and vendor performance.
