Job summary

CyberCoders seeks a Senior Project Manager for MEP/HVAC projects in Maryland. You will lead complex mechanical construction from pre-bid through closeout, focusing on HVAC and data center systems.

You will manage contract docs, schedules, procurement, vendors, field teams, and stakeholders to ensure quality, budget, safety, and timely turnover, with full travel to project sites and a competitive compensation package including 25% bonus.

Qualifications

  • 5+ years in construction project management focusing on mechanical systems.
  • Proven experience managing contract docs, RFIs, submittals, and change orders.
  • Strong scheduling skills with Primavera P6 or MS Project.

Responsibilities

  • Manage all phases of mechanical construction projects including pre-bid, mobilization, execution, commissioning, and closeout.
  • Review, interpret, and administer contract documents; prepare and manage RFIs, construction bulletins, change orders, and submittals.
  • Develop, maintain, and track project schedules and Schedule of Values; use schedule tools to drive on-time delivery.
  • Maintain and update Procurement Logs; coordinate material long-lead items, vendor deliveries, and equipment procurement to mitigate schedule risk.
  • Lead vendor and subcontractor selection, negotiations, and relationship management; enforce contract compliance and performance expectations.
  • Prepare and review construction bulletins, cost estimates, budget forecasts, and progress reports for owners and stakeholders.
  • Oversee HVAC system installations, mechanical piping, chilled water systems, and other data center mechanical equipment.
  • Coordinate with commissioning teams, MEP designers, and owners to validate system performance and ensure successful turnover.
  • Manage project risk, site safety programs, QA/QC inspections, and regulatory compliance throughout the project lifecycle.
  • Lead site meetings, maintain clear communication with owners, design teams, clients, and internal stakeholders, and provide timely resolution to field issues.
  • Review and approve contractor invoices and progress payments, and maintain accurate Schedule of Values and cost records.

Senior Project Manager - MEP/HVAC

Location: Projects based in Maryland

Salary: $130-165k DOE plus 25% bonus

Position Overview

Lead and deliver complex mechanical construction projects from pre-bid through closeout, with a focus on HVAC and data center mechanical systems. The Senior Construction Project Manager - Mechanical will manage contract documents, schedules, procurement, vendors, field teams, and stakeholder communications to ensure projects meet quality, budget, safety, and schedule objectives.

Key Responsibilities
  • Manage all phases of mechanical construction projects including pre-bid, mobilization, execution, commissioning, and closeout.
  • Review, interpret, and administer contract documents; prepare and manage RFIs, construction bulletins, change orders, and submittals.
  • Develop, maintain, and track project schedules and Schedule of Values; use schedule tools (Primavera, MS Project, or similar) to drive on-time delivery.
  • Maintain and update Procurement Logs; coordinate material long-lead items, vendor deliveries, and equipment procurement to mitigate schedule risk.

  • Implement and apply PDCA (Plan-Do-Check-Act) methodology to improve construction processes, quality, and safety outcomes.

  • Coordinate with commissioning teams, MEP designers, and owners to validate system performance and ensure successful turnover.
  • Manage project risk, site safety programs, QA/QC inspections, and regulatory compliance throughout the project lifecycle.
  • Lead site meetings, maintain clear communication with owners, design teams, clients, and internal stakeholders, and provide timely resolution to field issues.
  • Review and approve contractor invoices and progress payments, and maintain accurate Schedule of Values and cost records.
Qualifications
  • 5+ years in construction project management experience with a focus on mechanical systems.
  • Prior experience in MEP construction focusing on HVAC systems, plumbing, or from a mechanical contractor.
  • Proven experience managing contract documents, RFIs, construction bulletins, change orders, and procurement logs.
  • Strong schedule management skills and experience with project scheduling tools (Primavera P6, MS Project or similar).
  • Excellent vendor relations, negotiation, and subcontractor management experience.
  • Familiarity with Schedule of Values, cost control, forecasting, and budget management.
  • Working knowledge of PDCA or continuous improvement methodologies and QA/QC practices.
  • Exceptional leadership, communication, and stakeholder management skills with the ability to resolve conflicts and drive teams to meet objectives.
  • Ability to travel to project sites as required and work in field environments.
