Qualifications

• Five years of experience as a Project Manager in interior, high-end commercial general contracting.
• Proven ability to manage complex projects in occupied spaces.
• Strong client relations and collaborative mindset.
• Experience reading commercial construction plans and specs.
• OSHA 10-hour certification is a plus; Procore experience a plus.

Responsibilities

• Oversee all project activities and personnel.
• Coordinate with Estimating to formulate award schedules during pre-construction.
• Review project documents including drawings, specs, contracts, and schedule.
• Coordinate and facilitate kickoff meetings with key participants.
• Prepare and issue progress reports, schedule updates, and budget updates.
• Initiate periodic meetings to address unresolved issues and ensure coordination.
• Forecast and track labor, management, and material costs needed to complete the project.
• Perform project status reviews by monitoring schedules, logs, and open items.
• Monitor scope changes affecting budget and schedule; negotiate fee changes as needed.
• Manage project budget and expenses; provide finance reporting as needed.
• Ensure timely invoicing and monitor receivables for project and subs.
• Ensure subcontractors provide COIs meeting contractual requirements prior to mobilization.
• Ensure punch list completion and Department of Buildings sign-off.
• Organize and deliver project close-out/As-Built documents.
