Job summary

JRM Construction Management in Jersey City is seeking a Project Manager to lead project teams and ensure the overall success of complex interior, high-end commercial construction projects.

You will set priorities, monitor progress, coordinate with estimating, manage budgets and schedules, and communicate with clients to deliver quality results on time. The role requires strong leadership, planning, and the ability to read plans; OSHA and scaffolding certifications are a plus.

Qualifications

• At least three years of relevant experience in interior, high-end commercial general contracting.
• Proven record managing complex projects in occupied spaces.
• Strong client relations skills and a collaborative disposition.
• Ability to read commercial construction plans and specifications.
• 10-Hour OSHA Construction Safety and Health Certification is a plus.

Responsibilities

• Oversee the efforts of all project activities and personnel.
• Coordinate with Estimating to formulate award schedule during pre-construction.
• Review project documents, drawings, specifications, contracts, scope of work, and construction schedule.
• Coordinate and facilitate both internal and building kick-off meetings with key participants.
• Prepare and issue project documents including progress reports and budget updates.
• Initiate periodic meetings with project team members and clients to ensure coordination.
• Forecast and track labor, managerial and material costs to complete a project.
• Perform project status reviews by monitoring schedule, logs and open items.
• Monitor scope changes affecting budget and schedule; negotiate changes in fee as appropriate.
• Manage project budget, minimize expenses, and provide finance reporting.
• Ensure invoicing is timely and receivables monitored; manage subcontractor pay schedule.
• Ensure certificates of insurance meet requirements prior to mobilization.
• Ensure punchlist completion and Department of Buildings sign-off.
• Organize and deliver project close-out / As-Built documents.
