Job summary

JRM Construction Management is seeking a seasoned Project Manager to lead high-end commercial projects, coordinating efforts across estimating, design, and field teams in occupied spaces. Candidates should demonstrate strong client relations and a proven track record managing complex projects.

The role requires viewing project documents, leading kickoff meetings, and ensuring budget, schedule, and quality obligations are met. Proficiency with MS Office and construction software is preferred.

Qualifications

• At least five years of relevant experience as a Project Manager, preferably in interior, high-end commercial general contracting.
• Must have a proven record of managing complex projects in occupied spaces.
• Must have strong client relations skills and a collaborative disposition.
• Demonstrate proficiency in reading commercial construction plans and specifications.
• 10-Hour OSHA Construction Safety and Health Certification is a plus but not required.
• 4-Hour Supported Scaffold User Certification is a plus but not required.

Responsibilities

• Oversee the efforts of all project activities and personnel.
• Coordinate with Estimating to formulate award schedules for trades during pre-construction.
• Review project documents including drawings, specs, contracts, scope of work, and schedule.
• Coordinate and facilitate internal and building kick-off meetings with key participants.
• Prepare and issue project documents including progress reports, schedule updates, and budget updates.
• Initiate periodic meetings with project team members and clients to address unresolved problems and coordinate disciplines.
• Forecast and track labor, managerial and material costs to complete a project.
• Perform project status reviews by monitoring schedule, submittals, RFIs, and open items.
• Monitor scope changes affecting budget/schedule; advise client and negotiate changes in fee.
• Manage project budget, minimize and track expenses; provide finance reporting as needed.
• Ensure timely invoicing and monitor receivables; coordinate subcontractor pay schedules.
• Ensure subcontractors provide certificates of insurance meeting requirements prior to mobilization.
• Ensure punch lists are completed and DOB sign-off achieved.
• Organize and deliver project close-out/As-Built documents.
