Job summary

OCMI, Inc. (O'Connor Construction Management) in Long Beach, CA seeks a Project Manager to lead a long-term capital improvement program for a prestigious higher education client.

You will drive planning, design, permitting, construction and closeout while coordinating with facility staff, contractors and regulators in an active occupied environment. The role requires 7+ years of construction PM experience, with preference for higher education and complex renovations.

Qualifications

• 7+ years of Construction Project Management experience.
• Experience with higher education construction projects preferred.
• Experience working in active, occupied facilities.
• Experience with renovation and capital improvement projects (fire/life-safety, ADA, code compliance, building systems).
• Experience managing multiple high-value projects with budgets and schedules.

Responsibilities

• Facilitate communication among facility staff, contractors, design professionals and regulators.
• Prepare written reports, minutes, and presentations on status, risk, and budget.
• Lead projects through planning, design, permitting, construction, commissioning and closeout.
• Coordinate RFIs, submittals, schedules, change orders, pay apps and documents.
• Monitor budgets, schedules, risks and overall project performance.
• Maintain project controls and reporting logs for stakeholders.
