Job summary

Life Time Property Development is seeking a Senior Project Manager to lead large, complex high-rise multifamily and mixed-use projects as the owner’s representative. You will manage design, procurement, construction, turnover and warranty, ensuring safety, quality, schedule and cost alignment with the pro forma.

You will oversee CM at-Risk or GMP strategies, drive value engineering, and coordinate with JV partners, lenders, and operations to deliver superior Life Time experiences nationwide.

Qualifications

• 10+ years of commercial construction project management experience.
• Experience on high-rise multifamily, mixed-use or hospitality projects.
• Owner’s representative or developer-side experience, or general contractor experience with significant owner-facing responsibility.
• Led at least two ground-up high-rise projects of $75M+ from preconstruction through certificate of occupancy.
• Authorized to work in the United States with a current valid driver’s license.

Responsibilities

• Pre-development and Design: provide constructability, cost and schedule input; collaborate with design teams; drive value engineering; align scope with pro forma.
• Procurement and Contracting: develop delivery strategy; manage GC/CM selection; negotiate agreements; oversee owner-direct procurement.
• Construction and Cost Control: direct project activities; own budget and contingency; approve pay apps and change orders; monitor schedules; manage risks.
• Turnover and Closeout: plan phased turnover and occupancy certificates; ensure closeout docs and warranties.
• Leadership and Reporting: align teams with processes; lead meetings; prepare monthly reports; mentor PMs; build stakeholder relationships.
