Job summary

Belmont Search is conducting a search for a Senior Project Manager with a South Florida general contractor. Ground-up and renovation work fall under lump sum and GMP contracts, reporting to a project executive or ownership.

The role involves managing a substantial project (or two in parallel) from buyout through closeout, with the cost report owned by you and the field run by the superintendent alongside you.

Qualifications

• Eight or more years of experience managing commercial construction on the contractor side.
• Experience carrying projects from buyout through closeout at a general contractor.
• Knowledge of South Florida permitting, inspections and threshold requirements.
• Cost reporting is a core responsibility at senior levels.
• Spanish language is useful but not required.

Responsibilities

• Lead buyout, subcontracts and the schedule of values.
• Prepare cost reporting, forecasting and monthly owner billing.
• Manage change orders, RFIs and submittals with the design team.
• Coordinate with owner, architect and building department.
• Oversee permitting, inspections and threshold work in Miami-Dade or Broward.
• Direct assistant PMs, engineers and coordinators on the job.
• Lead closeout, punch lists and warranty activities.

THE OPPORTUNITY

A Senior Project Manager position with a South Florida general contractor. Ground-up and renovation work under lump sum and GMP contracts, reporting to a project executive or to ownership.

THE ROLE

One substantial project, or two running together, from buyout through closeout. The cost report is yours, the owner and the design team deal with you, and the superintendent runs the field alongside you rather than under you.

RESPONSIBILITIES

• Buyout, subcontracts and the schedule of values
• Cost reporting, forecasting and the monthly owner billing
• Change orders, requests for information and submittal flow with the design team
• The owner, the architect and the building department
• Permitting, inspections and threshold work in Miami-Dade or Broward
• Assistant project managers, engineers and coordinators on your job
• Closeout, punch and warranty

QUALIFICATIONS

• Eight or more years managing commercial construction, on the contractor side
• Projects carried from buyout through closeout at a general contractor
• South Florida permitting, inspection and threshold requirements
• Cost reporting a principal would act on
• Spanish is useful and is not required

COMPENSATION

Base of $135,000 to $175,000, plus bonus.
