Base pay range
$107,000.00/yr - $145,000.00/yr

Responsibilities
- Able to perform all Project Manager’s responsibilities (refer to position descriptions)
- Manage multiple or large, complex projects
- Estimate and establish budgets and contract prices (GMP/Lump Sum)
- Negotiate cost-effective subcontract and material purchases
- Set up and implement job procedures and techniques to ensure timely buyout, shop drawing approval, and material delivery
- Keep projects on schedule
- Develop and maintain good relationships with Owners, Architects, and Subcontractors
- Work with Superintendents to develop safety plans and implement safety procedures
- Maintain timely and accurate reporting to management
- Manage, train, and supervise project teams according to company policies
- Organize regular meetings for management and subcontractors
- Review contract conditions; ensure compliance with all contractual terms
- Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders
- Direct preconstruction services and activities
- Negotiate, prepare, and issue subcontract bid packages
- Assist with business development and participate in job interviews
- Maintain quality control to ensure integrity and excellence of completed projects
- Avoid or mitigate claims and conflicts
- Complete all job close-out procedures
- Conduct warranty follow-up (1-year warranty walks)
- Complete projects with full or enhanced fee
- Complete other responsibilities as assigned
Minimum Skills or Experience Requirements
- Engineering, Construction Management, or Architectural degree or equivalent experience
- Field construction management experience (8-10 years, including supervisory skills)
- Problem-solving ability and strong sense of urgency
- Organizational and communication skills
- Drafting and computer skills
- Fundamental knowledge of contract law and project accounting
- Thorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating)
