True North Consultants, Inc. is seeking a seasoned Preconstruction Manager to oversee estimating and preconstruction efforts for large multi-family residential projects in the Columbus area.

You will manage the full estimation process, build critical industry relationships, and present cost strategies directly to clients. Responsibilities include leading estimating efforts, value engineering, bidding and procurement, project planning, takeoffs, client presentations, and quality control to ensure

Qualifications

• 5–10 years of experience in large multi-family residential estimating (apartments, HUD, OFHA, senior housing).
• Deep understanding of current market pricing and unit pricing.
• Proven ability to build and maintain relationships with owners, architects, and subcontractors.

Responsibilities

• Lead, create, and finalize comprehensive project estimates for residential projects.
• Perform value engineering by researching materials, sourcing alternatives, and developing cost-saving ideas.
• Develop and manage bid lists, call subcontractors for bids, and analyze submitted bids and scopes.
• Develop preliminary preconstruction schedules and determine staffing and general conditions requirements.
• Complete detailed On-Screen Takeoffs for accurate quantities and costs.
• Prepare professional cost presentations and clearly present information to clients.
