Job summary

RNInk in Columbus, OH is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction for large multi-family projects, including apartments and senior housing. You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

The role requires 5–10 years of experience and a deep understanding of current market pricing. Relocation assistance is available and compensation is $130,000–$160,000 plus bonuses.

• Complete detailed On-Screen Takeoffs.
• Prepare professional presentation documents and clearly present cost information to clients.
• Review, analyze, and correct estimates prepared by other team members.

Core Responsibilities

• Complete Estimating: Lead, create, and finalize comprehensive project estimates.


• Value Engineering: Research specified materials, source alternatives, and develop value engineering ideas with associated costs.


• Bidding & Procurement: Build qualified subcontractor bid lists, proactively call subcontractors to secure bids, and analyze submitted bids and scopes.


• Project Planning: Develop preliminary preconstruction schedules and determine project staffing and general condition requirements.


• Takeoffs: Complete detailed On-Screen Takeoffs.


• Client Presentations: Prepare professional presentation documents and clearly present cost information to clients.


• Quality Control: Review, analyze, and correct estimates prepared by other team members.

Qualifications & Experience

• Industry Experience: 5 to 10 years of experience specifically in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.


• Market Knowledge: Deep understanding of current market pricing and unit pricing.


• Relationship Building: Proven ability to establish and maintain strong relationships with owners, architects, and subcontractors.
