Position Summary:

The Sr. Preconstruction Manager focuses on companywide success in adherence to MCC Standards and all preconstruction activities necessary for the preparation and undertaking of Manhattan’s preconstruction deliverables. The role involves guiding and mentoring team members. The ideal candidate must be flexible, adaptable, a team player, and possess strong communication and client service skills. Confidence in owning your work and delivering clear messages is crucial.

Major Duties & Responsibilities:
  • Represent Manhattan Brand as an ambassador
  • Attend client and design meetings
  • Provide deliverables to clients
  • Develop project strategies
  • Mentor and guide team members
  • Lead discussions with regional leaders and operations teams
  • Support the Director of Preconstruction
  • Teach and oversee guiding principles
  • Update processes, share lessons learned, consider new technologies
  • Conduct quarterly check-ins and performance reviews with direct reports
  • Represent Manhattan’s Preconstruction Team to clients
  • Meet client needs, manage budgets, attend OAC and design meetings
  • Provide concept budgets and perform value management analysis
  • Coordinate with operations to ensure accurate cost budgets
  • Maintain adherence to Manhattan’s Code of Business Practices and guiding principles
  • Establish and monitor subcontractor relationships
  • Aide bid-day assignments
  • Review project cost reports
  • Organize and attend preconstruction meetings
  • Possess strong knowledge of general conditions estimates, schedules, and costs
  • Manage time and costs of preconstruction services
  • Create preconstruction status reports
  • Assist with business development strategies
  • Ensure compliance with risk management policies
  • Coordinate subcontractor networking efforts
  • Review all subcontracts before issuance
  • Manage team expectations
  • Conduct quarterly performance reviews
  • Uphold company’s guiding principles and attributes
  • Perform other responsibilities as assigned
Job Skills & Abilities:
  • Proficiency with Manhattan software
  • Strong community networking skills
  • Conceptual estimating skills
  • Experience delivering preconstruction services and managing budgets
  • Familiarity with logistics and operations
  • Excellent written and verbal communication
  • Strong math and accounting skills
  • Ability to meet deadlines
  • Maintain discretion and confidentiality
  • Effective time management and organization
  • Ability to read drawings and specifications
  • Knowledge of Autodesk and estimating software
Minimum Qualifications:
  • Bachelor’s degree in Construction Management, Engineering, or equivalent; related experience may substitute
  • 15 years of industry experience
  • Experience in hyperscale mission critical projects
Working Conditions & Physical Efforts:
  • Ability to stand, bend, sit, and squat for long periods
  • Repeat movements as needed
  • Effective communication for meetings and calls
  • Use hands for typing and handling objects
  • Occasional lifting up to 25 lbs
  • Occasional travel, mainly in the metro area (valid driver’s license required)
