Position Summary
The Sr. Preconstruction Manager focuses on company-wide success by adhering to MCC Standards and overseeing all preconstruction activities necessary for Manhattan’s preconstruction deliverables. This role involves guiding and mentoring team members. The Sr. Precon Manager must be a flexible, adaptable team player with strong communication and client service skills. Confidence in owning one’s work and delivering clear messages is crucial.
Major Duties & Responsibilities
- Act as an ambassador for the Manhattan brand.
- Attend client and design meetings.
- Provide deliverables to clients.
- Develop project strategies.
- Guide and mentor team members.
- Lead discussions with regional leaders and operations teams on engaged projects.
- Support the Director of Precon.
- Teach and oversee the guiding principles.
- Update processes, share lessons learned, and consider new technologies.
- Conduct quarterly check-ins and performance reviews with direct reports.
- Represent Manhattan’s Preconstruction Team to clients.
- Meet client needs, budgets, and attend OAC and design meetings.
- Provide concept budgets and perform value management analysis.
- Coordinate with operations to ensure correct cost budgets are sent to accounting.
- Maintain the Manhattan Code of Business Practices and ensure team adherence to guiding principles.
- Establish and monitor subcontractor relationships.
- Aide bid-day assignments and review project cost reports.
- Organize preconstruction meetings.
- Maintain strong knowledge of general conditions estimates, schedules, and costs.
- Manage time and costs of preconstruction services.
- Prepare preconstruction status reports (PSRs).
- Assist with business development strategies.
- Ensure compliance with risk management policies.
- Coordinate subcontractor networking efforts and review all subcontracts before issuance.
- Manage team expectations for projects.
- Conduct themselves according to guiding principles and attributes of the Way We Work.
- Perform other responsibilities as assigned.

- Proficiency in Manhattan software.

- Conceptual estimating experience.
- Experience delivering stellar preconstruction services and managing budgets.
- Familiarity with logistics and operations.

- Accurate estimation and quantity takeoff skills.
- Knowledge of Autodesk and estimating software.
Minimum Qualifications
- Bachelor’s Degree in Construction Management, Engineering, or equivalent. Related experience may substitute for education on a one-to-one basis.
- 15 years of industry experience.
- Experience in hyperscale mission-critical projects.
Working Conditions & Physical Demands
- Ability to stand, bend, sit, and squat for long periods.
- Repeat movements as required.
- Effective communication for meetings, video conferences, and calls.
- Use hands for typing, handling, and controlling objects or tools.
- Occasional lifting up to 25 lbs.
- Occasional travel within the metropolitan area and domestically (valid driver’s license required).
