Job summary

gpac is seeking an experienced Preconstruction Manager to lead preconstruction from concept through contract award on commercial projects. You will collaborate with clients, architects, subcontractors, and project teams to develop strategies and accurate estimates.

The role requires 8–10+ years in commercial construction, strong estimating and scheduling skills, the ability to read plans, and proficiency with estimating software.

Qualifications

• 8–10+ years of commercial construction experience.
• Strong preconstruction, estimating, or project management background.
• Proven experience with estimating, take-offs, budgeting, and scheduling.
• Ability to read and interpret plans and specifications.
• Excellent communication and relationship-building skills.

Responsibilities

• Lead preconstruction efforts from initial plans through contract award.
• Review plans, specifications, and bid documents to develop comprehensive scopes.
• Prepare detailed estimates, take-offs, budgets, and project schedules.
• Develop bid packages and solicit qualified subcontractors.
• Build and maintain strong subcontractor relationships.
• Analyze bids, identify scope gaps, and evaluate value-engineering opportunities.
• Collaborate with clients, architects, engineers, PMs, and field teams to develop successful project strategies.
