Job summary

gpac is seeking an experienced Senior Estimator / Preconstruction Manager to lead preconstruction efforts on multifamily projects ranging from $20M to $50M. This is not a bid-and-chase role; it focuses on negotiated work, collaboration with owners, designers, and operations to develop practical, cost-conscious solutions.

Qualifications

• 8+ years of estimating and/or preconstruction experience.
• Multifamily project experience preferred ($20M-$50M).
• Strong understanding of construction costs, scheduling, and constructability.
• Creative problem-solving mindset.
• Ability to build relationships and communicate effectively with clients and project teams.

Responsibilities

• Lead preconstruction and estimating efforts on multifamily projects.
• Develop conceptual and detailed estimates throughout design.
• Identify value engineering and cost-saving opportunities.
• Evaluate constructability, scheduling impacts, and project risks.
• Collaborate with owners, architects, engineers, subcontractors, and internal teams.
• Support budgeting, procurement strategy, and project planning.
