• Bachelors degree in Construction Management, Engineering, or a related field preferred.
• 7+ years of experience in commercial construction, estimating, preconstruction, or project management.
• Strong understanding of construction costs, estimating methods, scheduling, and subcontractor procurement.
• Ability to interpret construction documents, plans, and specifications.
• Strong communication, organization, negotiation, and problemadsolving skills.
• Ability to manage multiple projects, deadlines, and stakeholders simultaneously.
• Proficiency with construction estimating, scheduling, and project management software.
• Strong understanding of construction processes, materials, and market conditions.

Responsibilities

• Lead budgeting and estimating from conceptual design through final estimate or GMP.
• Coordinate with architects, engineers, subcontractors, and internal teams to gather pricing information.
• Manage subcontractor and trade partner solicitation for budgeting and competitive bids.
• Identify cost, schedule, material, and constructability risks and provide solutions.
• Support final estimates and GMP development, including takeoffs, pricing, and bid leveling.
• Document key assumptions, budget changes, risks, and scope decisions.

Our client, a commercial general contractor, is looking for a Preconstruction Manager to lead budgeting, estimating, planning, and coordination efforts from early project development through final estimate or GMP. This role will work closely with clients, design teams, subcontractors, and project leadership to develop accurate budgets, identify project risks, and prepare projects for successful execution.

The ideal candidate is an experienced construction professional with strong estimating and preconstruction knowledge, excellent communication skills, and the ability to manage multiple projects while building effective relationships with clients, design teams, and project teams.

• Serve as a key contact for clients and design teams throughout preconstruction.
• Lead budgeting and estimating from conceptual design through final estimate or GMP.
• Lead budget kickoffs, estimate reviews, and client presentations.
• Develop budgets, estimates, scope clarifications, and preliminary schedules.
• Coordinate with architects, engineers, subcontractors, and internal teams to gather pricing and project information.
• Manage subcontractor and trade partner solicitation for budgeting and competitive bids.
• Identify cost, schedule, material, and constructability risks.
• Collaborate with project managers and field teams on constructability and project solutions.
• Monitor design changes and their impact on cost and schedule.
• Provide value engineering and cost‑saving recommendations.
• Support final estimates and GMP development, including takeoffs, pricing, and bid leveling.
• Document key assumptions, budget changes, risks, and scope decisions.
• Support project startup and the transition from preconstruction to project execution.

Preconstruction Manager Qualifications

• Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
