Job summary

Crescent Communities in Charlotte, NC is seeking a Senior Pre-Construction Manager to lead the pre-construction process for multifamily and commercial projects. You will act as the project-level liaison for concept design and development, set budgets from early estimates, and drive design reviews to ensure constructability and value engineering.

Qualifications

• Bachelor's degree required with a focus in Architecture or Construction.
• 7–10 years of relevant experience in multifamily construction and pre-construction management.
• Experience with design and architectural services.
• Strong working knowledge of building codes.
• Understand construction methods for estimating; knowledge of estimating software preferred.
• Excellent oral and written communication skills.
• Detail-oriented and a good problem solver.
• Proven track record in meeting deadlines and budgets.
• Ability to provide strong leadership to team members, consultants, contractors, customers, and other internal or external entities.

Responsibilities

• Assist with plans and designs during the pre-development stage of multiple projects.
• Be the project-level point of contact for concept design and design development.
• Set the project budget from the conceptual estimate and issue building component budget targets to the design team at kickoff.
• Lead value engineering to keep the budget on track and carry approved items into drawings.
• Coordinate all pre-construction documents and review for consistency and quality control.
• Lead design reviews for cost and constructability during concept and schematic design.
• Coordinate with architects, engineers, and consultants throughout the design phase.
• Create and maintain a pre-construction schedule; manage early pricing with internal and external partners.
